To ask for your advice re tenancy

Have name changed as feel a bit sorry for myself to be honest.

I’m renting a flat with dh (long story we owned before - lost a large amount of money now rent etc). So we moved to this flat when our circumstances where different - on paper. We were both in full time employment with great salaries.

Anyways - time has gone by - dh for long winded reasons had to enter into an iva so credit is f*ed. I actually now earn more than I didn previously as does dh, thanks to a job change - but, on paper we will probably not pass tenancy checks.

We have always paid rent etc on time and in full and our landlord said he will give us a glowing reference but I’m pretty certain we won’t oass estate agent checks.

Has anyone been in a similar situation and what can I do!

My dad does it for us. We make enough money but my partner is currently studying a degree and because of that, some landlords are funny about it. My dad always offers to guarantor in case we need one, which often landlords will accept.

Either guarantor or offer to pay a certain amount of months rent upfront, if you can afford it?

Can you try private rentals via gumtree. They often don't do as many checks. Plus rentals (in Scotland anyway) do only a basic credit check, for identification and to see if you have any CCJs. Have you been to court OP?

Not sure we can pay upfront (we are looking st 2k a month so a bit deposit already). My parents are the only ones who could maybe guarantor but are retired (though own a home)

I’m actually happy to show a landlord my bank statements etc so they can see I can afford it but am just worri d that an estate agency won’t even pass my details on!

@bitchy - no my credit score is good, but dh is Iva (which is the next thing to bankrupt) so think they will only take me into account. I actually earn well, but as newly self employed can’t really provide a good history (other than previous employer).

I;m a LL and would be happy to look at your cc and take your parents on as a guarantor though we are private LL aka dirty barsteward greedy cunts!!! Ha Ha
Agents have their protocol to follow so a private LL would be your best bet.

Your dh will need to be on the tenancy agreement, so will have to go through checks. Can’t avoid it. Some ll insurance policies won’t cover you so you will be ruled out of a lot of opportunities. Guarantor is the way around it.

Thanks guys! I’m hoping that I find landlords like the ones here (mine is lovely- just happens to need to sell the house which I totally understand)

I have a long term tenant who came to me in similar circumstances. The LL reference goes a long way.

I don't bother with rent insurance so I'm not bound by these issues. There are lots of LLs like this but you won't find them via an agency. It's all word of mouth or gumtree. I've just finished building 4 rental units and I filled them from my wait list. I didn't even need to advertise. It's worth asking your LL if they know of any LLs who have properties in the local area for you. I'm connected with a couple of LLs that we will refer tenants between us.

Thanks want2be - I did ask my ll if he had any other properties (he has a few) and he mentioned one where tenant are messing around on rent - but know that realistically they will take longer to evict than when our tenancy runs out. We are in London so it’s a bit cutthroat I think

Landlord has said he will give us an excellent reference which is a relief. Oh and massive drip feed I realise ... to add another dimension - we have a dog

Actually the big issue is the fact you in London. The LLs in London tend to be foreigners who use agents. Agents see everything as a problem so they can justify their charges, which are extortionate for what they do.

I avoid London now after renovating a property in W14 two years ago and I just couldn't do with all the fuss. I make enough outside of London and the prestige nor profits justify the headache. I sold the place and used the funds to buy 3 places in the NW/Manchester.
