Advice - How to Guard yourself from buying a property with DRYROT??

Just found out the property I was going to put an Offer in has Major DRY rot in the ROOF , this did NOT show up on the HomeReport , it was from the next door neightbour who is leaving the adjacent property as she can not afford to the cost of the repairs . How on earth do you find this out ? without having to do a Survey at extra cost ? Or is this the way I am having to go on all properties I view ?

It would be a Good idea to consider a professional survey to be Carried OUT.

You either have to train as a surveyor yourself or pay for a survey. You don’t do it on every property you view but you would be sensible to do it once you have an offer accepted.

Im suprised the home report doesnt say anything about the roof needing checking out? I would speak to them and ask if they looked inside the loft. In my experience even full structural surveys only suggest you should get professionals in to check out various things. Might be worth getting a rot specialist to check out the roof before giving up in case its not that bad.

I would never buy without a full structural survey. They're more expensive, but if there is something seriously wrong could save you thousands and a whole lot of stress in the long wrong. Offer subject to survey and reports.
