Lodger/no deposit

I've just had a lodger leave for mh issues (suicide attempt). When they came back from hospital I took their keys immediately and we then arranged for them to collect their stuff. I packed up their stuff and they're gone.

Their room is disgusting. Stains on the carpet and stains (curry?) On the bedding.

I didn't take a deposit. What is my recourse for the damage?

Stains on the carpet- Hire out a carpet cleaner they aren't that expensive

Stains on bed/sheets - vanish even on the mattress.

Small claims?
Personally, I wouldn’t persue it given the circumstances. I’m surprised that people are outraged that your lodger has left, I’m not sure many people would want that responsibility. Also, did the OP ‘kick them out’, or have they moved somewhere more suitable, like their family?

Did they want to leave, or did you kick them out? I'm no expert, but was it done legally? Seems heartless in the circumstances

probably it's time to get that carpet washed if it's stained. Do you think the room contributed to the MH problems? Maybe the room could do with a perk up....... You sound like the land lady from hell.

I wanted them out. They got back from hospital late at night and I asked them to leave and took their key the next morning. I boxed up their things and they collected them a few days later.

You didn't take a deposit so there is little recourse. Small claims court but I doubt you'd get anywhere.
Try the diy suggestions mentioned above.
Hope tenant is ok and stains can be removed.

Look I'm not a troll. Things were getting really bad. They were drinking to manage their 'anxiety' and not leaving their room for days at a time. I didn't want that in my home. Doesn't make me a bad person.

You have no legal stance here to be honest. You should of got the deposit when he moved in. Secondly he could turn around and sue you for illegal eviction as you haven't given him notice. Lesson learnt from your cold heart me thinks. Hopefully this never happens to you or any of your family

No - but chucking them out the day after a suicide attempt was pretty shitty, and considering ways of chasing them for money isn't a particularly nice thing to do.

They should countersue you for giving zero eviction notice.

I wouldn’t have gone about it in the same way as the OP but I would also ask a lodger in this situation to leave. It’s very sad that their mental health is in that poor a state but I couldn’t voluntarily live knowing if I would be coming home to a dead body day after day. And if anyone cares, I cared for my terminally ill mother through to the end, so despite it being my choice, I do know exactly what it’s like to live like that.
