2/3 or 4 bed house

Been to look at a four bedroom house today and found one bedroom was so small it wouldn’t fit a single bed in and another bedroom was actually a dining room turned into a bedroom as the owner could no longer manage the stairs. Would you say it was actually a two/three bedroom or is it now a four bed??? It’s obviously priced as a four.
And if I did buy it and turned the bedroom back to a dining room would I insure it as a three bedroom ??

It is whatever is listed on the Land Registry and would be put into a full structural survey. So probably three bedrooms.

Make it clear to the Estate Agent that it is overpriced, if it is and that it isn't a four bed. If all of the houses in the street have the dining room, then any of the houses have the ability to use that as a bedroom.

Very few people want a bedroom downstairs unless in a bungalow (clearly!) or an old cottage etc. This house won't shift if priced at 4 beds rather than 2 bed. I wouldn't count a room where you can't fit in a bed!

If you love it, be prepared to sit back and wait for reality to hit home.
