Kitchen Flooring

I know I should be posting on property but I am posting here for traffic as I need some urgent advice.

We are in the process of having a new kitchen installed. The kitchen fitters have stripped out the whole kitchen for plastering. We are having underfloor heating down.

This is where I need some advice - do I want the skirting board put down before the tiles or after the tiles? either tiles first and skirting on top or skirting and tiles running up to the skirting.

Kitchen fitters advise tiles first, skirting on top they say that is the way they always do it and I would get the best finish. My initial thought was skirting first and then tiles.

I have to decide in the next hour or so, Please can anyone give me some advice. Many thanks

Ps. My fitter has put skirting on first and I'm not happy!! Means that you won't need beading to give a neat edge.

The point of skirting is to cover the join between the wall and the flooring.

Tiles first.

Thank you all so much for the quick replies. I will go with the kitchen fitter recommendation and do tiles first.

I have never done a new kitchen before and I am finding the whole process very stressful as I am aware that once these things are done they are very difficult to undo if the are no right or you don't like them.

@Just - is it too late for your fitter to change the skirting?

I had a bathroom done recently, including replacing floorboards. Flooring was Marmoleum (lino) and it was put under the skirting boards. Choice of the fitter, who generally did things in a better way than I had the competence to ask for. It does look nicer and neater than have some sort of seal/filler bridging the gap.

I vote tiles first.

I think the problem we have is that we tend to think of skirting boards as permanent and floor coverings as changeable, so it seems wrong to block in the supposedly changeable surface. But when you watch a competent person rebuilding a room, you realise that changing skirting boards and coving and cutting then concealing holes in plasterboard are trivial tasks. Replacing skirting boards (if you have to do it again in future) is nothing compared to the effort in replacing tiles. (Actually, once the gap is there, I think you could replace the flooring without replacing the boards, anyway.)

Firesuit - Really good points, thank you that is exactly right - I was thinking of the skirting as permanent and the flooring as temporary. I need to think differently. I am finding all this very hard. I'm sure it will all be worth it in the end Smile

we had a massive row with our kitchen fitter re this exact issue. we were right Grin. Tiles first.

Thiscant, we have run out of money and have mdf skirting which has been glued and nailed
so would have to be scrapped!!! He did do a really lovely job of it though!!!?!

I never thought it would be easy but I didn't expect the stress we've had. I think the problem is there has been a couple of issues with the fitter and now I am questioning, checking and double checking everything. I think I am now driving everyone mad Grin
