To use a quick cash sale company for selling my house

I've seen my dream home which is affordable and would require some work over the year so but could do it at a push and would be the forever home.
The house I live in was on the market for a year before I bought it. Homes around here either sell immediately or take ages so want a quick sale.
Has anyone had dealings with 'we buy any house' type companies and got any advice for me?
AIBU to think this could actually work?

The problem with those companies is that they will want a massive discount off market price. Have you tried dropping your price by say 10-15% first on the open market ? You would end up with more money in your own pocket.

You might get more by auctioning it. Wouldn't have to wait a great deal of time.

We live on a terrace street and houses worth £65000-£75000. Women across he street sold hers to wbah and took £37500 for it. We tried selling ours a couple of years back and got the whole "well we can offer £50000 max but that's a good deal because others went for much less"

Though you probably won't see them again so why not sell for less if you can afford to take a low price.

I looked into this. Some of them actually put it on right move at a low price to get it straight it sold quick.

They also want exclusivity to do this.

You may be better using an estate agent and negotiating the fees for a quick sale and lowering the price

They'll offer you peanuts. My sister enquired about this when her husband left and wasn't contributing to anything so she had to sell quickly before repossession. The price they offered was so low she couldn't consider it. Probably half market value.

Thanks guys. I'd be willing to take 90% and I have a million 'bits n bobs' to sort, a bathroom to finish, kitchen needs upgrading and garden in much need of attention so looking at 6 months minimum to be ready for sale on open market

It's worth getting a few quotes. Just be wary if they are sell big to them direct or letting them market it to sell for you.

If it's the latter you may aswell use an EA

They generally offer at least 25% reduction off of market value. You'll get nothing near 90% tbh. You'd be better off putting it on yourself priced competitively! Good luck!
