Moving away from Greater London to buy + DC commuting to school? Also which property would you choose. Watford or Leighton Buzzard

We live in Watford at the moment, we are currently renting a three bedroom property and pay rent of £1400 per month. We have finally got a deposit together and we can afford the following in Watford;
(a) A really shitty fixer-upper house (think the type a hoarder lived before and has been gutted) or one in a ‘rough’ area. We do not have any DIY skills.
(b) A normal 2 bed flat. We have a lot of stuff so it would be a real squeeze and DC has decided she doesn't want to live in a flat, partly because some of her friends at school live in mansions. We have been TTC for a long time with nothing happening but we may need a third bedroom at some point...

My husband works in London. I work in Watford (but may be moving). My parents and sister live in Birmingham, so we were thinking of moving to either Leighton Buzzard or Milton Keynes as DH will still be able to commute so we can get;
(c)A house in Leighton Buzzard
(d) A bigger house in Milton Keynes.

Which would you choose?

DC is 13 and in year 8, doing OK. The school she’s in is not one of the four ‘Best’ schools and is not one of the three ‘Worst’ schools. She is in a selective stream (the admission is a bit odd, it is part by siblings, part by a feeder primary school with guaranteed places, part by distance and partly selective) however this year they are getting rid of the selective part so new intake will not be selected for academic performance. My point is that it’s not the best school, but its not the worst. At the moment she gets herself to school on the public busses leaving the house at 7.30.

Option A: We move to Leighton Buzzard and she stays at the school she’s in and settled in commuting from Leighton Buzzard (not Milton Keynes, that would be a bit too far). The drive is 50 minutes each way (but I know motorway can take longer) or by train also about 50 minutes including a change (we would take the hit financially). She would probably have to leave the house at 7 am to make it for 8.30.
We would maybe get an au pair to drive her there? Or pick her up. She does gymnastics here so she could stay at her club as she can get the bus.

Option B: We move to Leighton Buzzard and she goes to a local school. The advantage of Leighton Buzzard is that they have a Middle School system so everyone will be at a new and she won’t be the only ‘new girl’. They may well know each other, but they will all be starting afresh. The disadvantage is that she may get a shitty school.

Option C: We move to Milton Keynes, we can afford a bigger house but she will be ‘the new girl’ as there will not be a completely new year 9 intake, she will possibly be the only new child in the class and it may be a shitty school.

I would be grateful for your thoughts.

I would go with LB - much nicer area (especially Linslade).

But why would the train to Watford take 50mins? It's about 30 mins direct (again, why the change?)

I grew up in Leighton Buzzard - I went to Gilbert Inglefield Middle and Vandyke upper. Both good schools 30 years ago! Although (again based on 30 years ago) I think Linslade / Cedars had a better reputation.

Sorry, can’t be of much help but your post made me feel all nostalgic! I’d love to go back to LB and see how much has changed, but unlikely now as we live far too far away.

I'd say new school in Leighton Buzzard, she'll want to make local friends as she gets more independent and wants meet up. Choose your area carefully and she won't end up at a shitty school (not like they are horrendous in LBZ anyway)

Drive commute LBZ to Watford is 50 mins is on a good day, often 1.5 hrs coming home if accident anywhere in surrounding area.

Linslade the more 'desirable' area.

There is a train station near DC's school, so she could change at Watford Junction.

Which are the shitty schools/ones to avoid?

In Watford, even if you can see the school you want from your window, that's no guarantee of getting in. I would imagine it's similar in LB.

I'm leaning towards LB as it's a shorter commute for DH and the school upheaval will be less for DC.

Definitely move her to a middle school. She will get fed up of commuting & won't have local friends. She will also spend the weekends wanting to go there as well. Make the break now, she will be cross, but she will settle much better in the long term. Girls' friendships often change in year 9 anyway.

Cedars and van dyke both good schools. Definitely Leighton Buzzard!

I'm not a fan of Watford at all and think LB is a much better area.

I know people who say MK is great, but fro the school reason I’d say LB.

Hi OP, I lived in LB for 2 years, left in 2011. Had my first DC there! Before that we lived in south MK.

I found LB a bit boring with a baby, I didn't have the car as DH needed it so I walked into town a lot. High Street ok, there was a Waitrose though! Was well served with baby related stuff and there was a community centre that ran groups.

I commuted to London and it was the best commute I had, I was door to door in just over an hour. Trains ran frequently but I used to have to get the train before 8am or I wouldn't get a seat!

Can't say about schools, DS was only a baby, area wise I agree Linslade is nice, I was on an estate on the south east outskirts so not much around us but a nice park for kids to play in.

LB is 20 mins from either Centre MK or Aylesbury and lots of nice villages nearby. Woburn isn't far either which is a lovely village to visit.

God it feels like such a long time ago!
