To hate rental inspections?

Letting agent is coming anytime between now and 5:30. I absolutely dread these things. I know they are necessary, but I find the whole thing really intrusive and if I have any problems with the house I tend to ring them and tell them!

Yanbu. We've been renting 6 years, but somehow never had an inspection. Our first landlord we saw once or twice, he didn't care as long as you didn't damage anything and paid your rent. Our current landlord is amazing, he owns our row of terraces and is so relaxed. He comes round for tea and biscuits once or twice a year when he's in the area and we have a lovely chat. It's a pleasure when he comes round. But we keep an eye on the old lady next door who is a family friend, so he's very happy to have us. We're allowed to decorate and do pretty much anything to the property, as long as it won't take value off it and of its a major, just change let him know first.

I sympathise.
I reccently rented from a private landlord, and when it came to the final inspection when my tenancy was ending, he turned up with his mother and made me feel so intimidated.
They were looking for any little thing to justify not giving my deposit back.
There wasn't a great deal they could pick up on (apart from a few kiddie fingerprints on a wall) but this was more of an issue to them than the horrendous damp in the spare room (which he was aware of when he let the house out but did the classic trick of disguising it with paint until the winter months revealed it).
I'll never private rent again.
It never felt like home and the neighbours always got their children to remind my children that "Your house isn't yours. You only rent it. We own ours".

I hated them so much with a letting agent I used to rent through. Before the inspection they would send out a letter saying we had to present the property at its best as otherwise this was disrespectful to the landlord and that if it wasn’t in showhome condition this would be considered when the tenancy was up for renewal

I once wasn’t at the inspection and they sent a letter for a re inspection and said the inside of cupboards were dirty. They never looked inside anything when I was there and so always made sure I was after that. They also once ran their finger over the top of the doorframe. I am sure they enjoyed making tenants feel rubbish about themselves.

We had a private landlord next and she was much better but I still had the fear at inspection time.

Now we own our own house and is lovely knowing no one will come and inspect it (apart from parents obviously Grin)

I have an absolute gem of a Landlady. Tenancy was set up through an agency but she manages it (she has a number of properties). The only time she comes round is when she is inspecting work that her contractors have carried out, or to let the gas inspector in if I am working or to put a Christmas card (with a gift voucher inside) through the door.

But I still have that cloud over my head that someday she'll put the rent up (houses exactly the same on my estate are now renting for £400 more than I pay) or decide to sell up. I'd dearly love to own my own home but alas that's not on the cards for now.

Quick question to LL on here - if the tenancy is in my sole name do I have to tell my LL if my partner moves in with me? Wasn't sure if there were any insurance requirements etc?

It's not a straightforward answer, it depends on your contract, is the shortest answer! But with all the additional legalese a landlord has to deal with these days, like Right to Rent, if he's going to be there permanently why wouldn't you let them know!

  • I haven't mentioned him because when I first took out the tenancy I paid 6 months up front due to being on benefits. I'm now in a better position financial but I worry that if I mention DP living with me she may review the rent as I'll be able to afford a rise. Not ideal I know and she'll most likely be ok with it as she even suggested my ex (child's dad) move in with me temporarily when he was looking for a place to rent.

I read that as RECTAL inspections Shock

But no, yanbu. Intrusive and tbh designed to put us renting second class citizens in our place.Angry

I'm both a landlord and a tenant, so can see it from both sides. We rent abroad, so no inspections as yet in the current rental, but by God, when you have the exit inspection, they are after you for everything, insides of window frames included (I mean the bit where the inner workings are of the window).

I don't care if my tenants are untidy, as I am. I allow cats, and I allow pictures to be hung. I pay whenever something needs doing, but having been burned once by a tenant who didn't tell us about issues, and damaged the property but hid it, and had a rug and a chair over where he'd splintered a perfectly good laminate floor, I insist on inspections for the peace of mind of both myself and the tenants. The sooner a problem is identified, the sooner it can be dealt with and inspections help with this. They also give the letting agent the chance to give me a heads up on what might need doing and a time frame, so I can ensure that there is the cash to deal with it.
