To buy a new build with a lounge diner?

Is this horribly outdated in the age of open plan/kitchen diners?

Will I have issues selling it on in years to come?

I've got an open plan kitchen diner family area now and quite like the idea of separating out the kitchen as the noise of the washing machine, dishwasher etc etc really bugs me.

We found that the lounge/diner set up was a problem with homework, but also see your point with kitchen noise. We ended up with seperate sitting room and dining room with kitchen/breakfast room.

Why do you think you'd have a problem selling it in years to come? You clearly want to buy it so why wouldn't other people.

What do you think happens when people try to sell older houses that don't have open plan kitchen diners? There are still people out there will to buy those as well.

If it's the kind of layout you're happy with then why would you worry about what might happen years down the line.

I have a big lounge diner with separate kitchen. DH has a thing against kitchen diners. It works nicely in theory but with young children it’s basicly impossible to keep tidy.

Hmmm, I do worry about the general keeping tidy element but I've got that now with the open plan kitchen and the lounge rarely gets used!

We're in the process of buying a house with an entirely open plan area downstairs, but the utility area is separate. Boys do their homework in their bedrooms so that shouldn't be an issue. I think they're great and can let in lots of light and make a big space for having friends round etc.

Our last house had a lounge diner, and it was great. Yes to shutting out the noise of the washing machine. Also meant we could supervise homework / music practice without being on top of them. And while we divided the rooms with furniture setup, we could also rearrange to make a big dining room space when we wanted to entertain a crowd. Much more practical for us than a kitchen diner.

I think a lounge diner is really dated even now - so will look worse in years to come. Kitchen diner and a separate lounge is more usable in my mind.

It's each to their own OP.
If you go by fashion, chances are it will all have changed again by the time you sell. You should have your home to please yourselves not others.
It's only my opinion but I hate lounge diners, the smell gets in furnishings and you sit in there smelling the dinner you ate.
I don't mind kitchen diners, if I have to, but even them prefer 3 separate rooms.
I wouldn't view a house with lounge diner, so I wouldn't even be looking, iyswim

A nice big kitchen diner and a separate lounge works for me.

But obviously everyone is different!

When looking at houses last year (new builds) I really wasn't keen on the lounge diners.
We kept looking because we wanted a kitchen diner, it's a much more useable space.
It's now our meeting point after school/work and we spread between there and the patio table and chairs.

Oh and we have a separate utility room so laundry noise is not an issue.

Never thought of it as specific to new builds. Our house was built in '34 and has it.

Lounge/diner would be a deal-breaker for me. Especially if the kitchen is on the small side.
Kitchen/diner and separate living room is much better.
Kitchen/diner/family room and seperate living room and utility is ideal imo.

I have a sort of lounge diner and I much prefer it. So lovely when we have friends / family round for dinner. We can easily transition from dinner to drinks on the sofa and pretend the washing up doesn't exist.

It's really a toss up with what people prefer so I don't think it will affect the re-sale later on.

Depends on how big the kitchen is, tbh. If it's big enough to fit a small table or kitchen bar in then I don't think it's too much of a problem.

If you have the space to build an extension in the future, you can end up with a much bigger lounge and separate diner, that works well too!
(I know extensions cost money, but so does moving and it's usually cheaper to stay put and extend)

Ours consists of the entire depth (i.e. from front to back of house) and approximately half the width of downstairs making a long room, with windows at each end, fireplace about 2/3 rds along the wall, for living and dining purposes in either half. In our case, the dining table and chairs sit below the front window, while the sofas and tv etc. are in the half overlooking the back garden.

I would say large kitchen with dining area and family space plus seperate living room is more popular than lounge diner (with presumably small kitchen) these days

😂😂okay, I had images of some sort of room where you sort of led on sofas to eat off a small table.

We have our table in our sitting room, no problems what so ever, it's a big enough room to take it.
