How much to replaster a house?

We're moving to a 4 bed semi (1800 sq ft) which needs replastering (walls and ceilings) throughout, at London prices. I'm budgeting £5k. Aibu?

Why would you not get someone round to quote? Is the guess of someone who doesn't know your house, and doesn't know your area, better than a trades person giving you a quote?

By what I paid in Essex I would say you are NBU. Get three quotes.

We're not getting quotes because we haven't bought the house yet - still haggling over the price.

Mmmmm might end up being more than £5k.

What about decoration? Have you budgeted for that? It’s v time consuming to do all the mist coats if you’re thinking you’ll do it yourself.

Probably best to ask some plasterers for a rough price. You can get room dimensions from the brochure surely?

I'm outside of London (midlands) and re-plastering our 3-bed semi cost £5k. And it was only half of the rooms. I'd say it's a conservative estimate..

Why don't you ask the sellers if you can take a plasterer around with you for a quote? We took builders around before we'd bought our house to confirm we'd be able to knock a wall down

It depends on the walls. We were less but ours were just a single skim coat. Just over £2400 for house the same sq ft.

I paid 400 for skim one room with a total back to brick on one wall. 600 for skimming hsl plus bathroom with a different chap. Second one was great.

I think you’re under budgeting. I paid £2700 for hall, stairwell and landing (walls and ceiling), 2 living room walls and one complete bedroom.

Mine was Victorian. Once the woodchip and plaster was off it was clear some tanking was required.

We're halfway through our house, which was a 2 bed in the south east.
We had the upstairs reconfigured to give us 3 smaller bedrooms.
Ours is in stages, so I'm assuming you'll get a better deal for a full house replaster job.

We've had single skim coats (walls & ceilings) with coving for each room, and costs so far have been...
3 Small bedrooms & Bathroom £1450.
Landing/Stairs/Hall £700.
Still to do are Kitchen/Diner £600, and Living Room £800.

So I think with your additional bedroom and larger square footage overall, plus London prices you could be looking at closer to 6k.
Or could be less if you're not having coving?
