To clean the house within an inch of its life so the letting agents can let it again and piss off?

So we're moving and have given notice on our current property. Since last week we've been absolutely swamped with constant requests for access to our house so the property manager can look at the house; they can check the inventory; 'we were just passing and thought we'd pop in with a prospective tenant (got told a no on that one)
And my personal favourite a phone call yesterday saying we were unreasonable to have the key in the door as the agent was desperate for a wee and thought he'd just pop in to use our loo as it was he had to carry on and go to the office Hmm

Anyway! We have 8 viewings today and 6 tomorrow on our house and I did a night shift last night but I'm up and cleaning the house within an inch of its life so maybe it can be let and the agent can go away? I know I don't have to allow access but our ll Is actually a great guy the agents are just shocking!

DH thinks I'm stupid for cleaning the house and putting our very minimal clutter in a cupboard but I just want them to leave us alone!!

I would feed that bit about the agent wanting to use the loo back to your landlord - that's a very unprofessional thing to do which would make me question whether I wanted to use them at all

@bakingdemon I'm actually a bit concerned that they might have done that before? We've not had much contact with the agent for the last 2 years but they were very pissed off that the LL spoke to us direct to get a wood burner fitted as they didn't like the quote the LA gave them to have it done and so we worked with the LL directly to get some quotes and got it fitted for 1.5k less than the quote from the agents who were very upset as they took a 20% commission from using the expensive firms. It's gone a bit tits up since then, but I speak the same language as our ll so it was earlier for him to speak to me for that

I never cleaned like that when I was moving out of my flat. I just told my LL straight don't expect shiny floors I have a baby! Luckily LL was a family friend so didn't care as long as it wasn't a complete shit tip, which it wasn't because I'm generally just a tidy person so mostly just baby toys on the floor, maybe a couple mugs in the sink.
Completely U for the EA to come and go as they please though. My LL tried to get me to let them in early doors one time with only 9 hours notice and I told him to tell them the afternoon would be better as DS wasn't sleeping well so I didn't want to get up if I didn't need to. They came early anyway but couldn't get in (I too used to leave the key in the door) knocked on for about 10minutes and I just ignored them and they went away but were not happy with me and further viewings led to me being quite 'in the way' with the baby in whatever room they were in because in my LL words 'it's still your home CD, do want you like'

Sounds really irritating. I get completely fucked off at having anyone in my flat.

Lay down the law a bit with the estate agents, clean as much as you can, and hope you get out soon.

There is no way I would allow the LA in until you have returned the keys speak to your LL and let him know how the LA is harrassing you for entry I'm sure he will be on your side he sounds such a good LL.

You don't have to agree to any viewings at all OP (no matter what your Lease says). As you are paying rent you have the right to "quiet enjoyment" in law, and that includes not having people traipz in and out of your home if you don't want them to!

Your Landlord may be a "nice guy" Hmm but he's letting the Letting Agent do his dirty work, very convenient. Thats what he pays them for. Feel free to stand your ground and say no. Why do people let landlords and letting agents walk all over them I have no idea.

Just tell them in no uncertain terms that they can visit the property on X date at X time for inspection and no other time. Tell them that any other intrusion on your property is in breach of your legal right to peace in your home. Tell your landlord what they’ve been doing. Absolutely piss takers!!

You can say "wait till I leave" before you advertise your house, if you choose to do so. If they try to gain entry without your permission its tresspassing!

You’re absolutely within your right to tell them no viewings while you still hold the keys. I did when my last letting agent complained that I was putting viewers off - literally the only thing I said to the potential buyer was to answer a direct question about the gardens boundaries. The buyer decided not to go through as the agent had previously lied and said they’d get around 3x the space they’d actually get. Letting agent put in a complaint with the landlord, so I told them no more viewings. They’re money grabbing shits.

Say no more viewings.
Contact your LL and let him know the lettings agents are complaining to you about not being able to use his property for their own personal uses and not giving you any notice before attempting to bring people round for viewings and that is why you are refusing to deal with them. You are however, happy to comply with any reasonable request given the proper notice.

Well, you don't have to allow viewings, or tidy up but I think your approach is quite sensible. They'll get a lot of viewings done quickly, you can say you've done your best to help, then review whether you accept any more.

The popping in for a wee thing though - to an occupied house! Then admitting it unprompted!!

What would he have done if you'd been in, maybe in the shower, without the key in the door? Walked in on you??!!

Also viewings only by prior arrangements if convenient to you. We tended to say yes to one, no to the next......

Hang on. How come the LA had the keys to your place in his pocket JUST when he needed to pop in and use the loo? What a coincidence! Hmm

It's my bet it's not the first time that's happened.

Also, if you're on nights, do as PP said and give them a time that suits you for the viewings.

LA's are a nightmare. On the day I moved out of mine, they sent several people to come and view as 'I wouldn't mind'! Well I bloody well did and told them too when they turned up as they were as cheeky as the LA's.... one even asked me what furniture I was leaving.

Thankfully I no longer rent.

This is crazy. I’ve rented a few places and they have always waited until we moved out to do viewings.

Well they didn't even turn up so I called and told them to go swivel. No viewings until we leave now
