We are on week 12 of a double story side & single story back extension. We are not even up to wall plate (ie the step before the roof) I feel like I am the site manager. The builder has subcontracted the job out but has withheld money from the sub. He also didn't share the structural drawings with the sub so the steel was delayed and part of the wall they've built will have to be knocked down and rebuilt - I am the one who spotted this problem. The builder does not communicate with us. The site is a mess (despite repeated requests for them to keep it tidy, not put stuff on the lawn etc), there wasn't a portaloo for 8 weeks and I caught a young lad pissing in our back garden - asked him not to do it again and reminded the builder to order a portaloo. The next day, the lad saw me in the kitchen and walked past to have a piss in the garden. I had to ask the builder to send him elsewhere as I won't have him here.

Absolutely tearing my hair out every day that goes past with little to no progress, while the extension across the road flies up (their site is extremely tidy and builders are there from 8-5 every day and some weekends). Anyone got any similar stories or advice? I want to sack the builder as soon as we are watertight but DH is concerned we won't be able to get anyone to finish the work.

Oh dear OP I really feel your pain we brought a renovation project and wanted an extension. Project should have taken 6 months it's now nearly 12 we have had 2 QS reports for different issues in the last three months and I have sacked the builder twice but he has come back each time and on the back of the QS reports acknowledged the problems and agreed a rectification plan. However the second rectification is still ongoing so I threatened him with litigation if it's not all resolved within a month and I have withheld payment to him. I am sure you already are but keep a log of issues/discussions and payments ask for a weekly meeting to go through tasks to be done each week and log any that have not been done. From experience I'd also suggest you get a GANNT chart which should detail works to be done and date of completion for each. Re the subbies wallpaper them with the plans and drawings from the job - this happened to us and I was able to demonstrate we had given all the details and the builder and his subbies were at fault. I can recommend an excellent QS if you need it he has already knocked thousands off the builder's quote for the work done as it's not up to industry standards.
