To ask urgent advice re leak

I had water flowing inside toilet bowl a couple of weeks ago - now fixed but have got a note from downstairs neighbour saying wet patch on ceiling
Plumber coming back out tonight to confirm no active leak
Now worried- am I liable for any costs?
Downstairs neighbour said he has to paint ceiling
But am I liable for any costs at all ? Or does neighbour claim it on their home insurance?
I don’t have home insurance myself
Can neighbour try and charge me for damages?

The neighbour can claim but will have to pay the excess so you might want to offer to cover it
I'm a downstairs apartment, had two leaks from upstairs and had to claim both times and pay the excess which made me very cross!

Just asked someone I know and they sd about communal building insurance and that neighbour should go through factors for details
Does this sound right?

Yep, I claimed via the communal buildings insurance but they will still have an excess to pay Smile

Dinner200 · 10/04/2018 13:46

How much is the excess usually?

..... and is it the norm for flat above to pay the excess? Thanks ......

I paid £60. And it would be nice - my neighbours above refused to claim or pay the excess so I had to claim and ended up out of pocket when the leak was their fault
I think you can claim, pay the excess and that sorts the damage

He should pay the excess. (He probably would very much appreciate you paying it though...)
