Notice as lodger

HopelessWithNumbers · 06/04/2018 00:52

This is more ‘Am I Being Thick’ than unreasonable. I’ve NC and my new name sums it up.

I am a lodger and pay £720 per month due on 27th of each month.

I have found somewhere else (cheaper) and am planning to give my notice this weekend, so say 7th April.

I’m giving a month’s notice so will move on 6th May.

I can’t work out what to do about next rent (payable on 27th April). For some reason, in my head, it’s not ‘fair’ if I don’t pay one more full month. But then I will be paying for about 20 days when I’m not living here.

Help Confused Confused

Divide 720 by 30 to get the daily rate, then times it by the number of days until leaving to find the final rent payment.

Jon66 · 06/04/2018 01:05

Sorry thought you just wanted the calculation. If you agreed a months notice then that's what you should give and if you leave before the notice period is up you should still pay in full. Don't wait, give notice immediately.

BuffyBee · 06/04/2018 01:08

Not sure if this will be acceptable to your Landlord but this is how you work out the rent for the days from 27th April to 6th May.
Rent is £720 per calender month.
Rent per annum is 720 x 12 months = £8,640
Rent per day is 8,640 ÷ 365 days = £23.6712329 per day.

There are 10 days from 27th to 6th
Therefore rent owed for those days would be 23.6722329 x 10 = £236.71

Hugely appreciated. Thanks very much.

Your welcome! Good luck!

If you have to give a months notice you have to pay a months rent

bridgetreilly · 06/04/2018 10:15

If you pay your rent monthly, usually you'd have to pay for a whole month, even if you choose to move out before the end of that month.

But you could have a conversation with your landlord about what they expect and come to an arrangement about paying partial rent for the time you won't be there.

HopelessWithNumbers · 06/04/2018 11:02

This is where I get confused.
I am giving a month’s notice e.g. 07.04 - 07.05

I have already paid the rent until 27.04. So some of you are saying I should pay until 27.05.
Effectively giving landlord 20 days of rent but I wouldn’t be able to live here.
I have to pay rent on the new place from 01.05 so will be paying double for a week anyway.

I can see what you’re saying bridget
It’s been confused by me not moving on a rent day.

Hopeless the posters are confusing you because they haven't read the thread properly. Just ignore them!
You've already given a months notice from 7th April to 7th May.
You've paid your rent up to 27th April already.
So you should only need to pay for the extra days up to the 7th May.
Do not pay another full month on the 27th.
You don't need to move out on a Rent paying day.

Walkingdeadfangirl · 06/04/2018 15:22

What does it say in your agreement, assuming you signed one?

If you didn't agree anything in writing then just pay up to 7th of May.

Maybe a lodger is different but when you are a tenant a lease will say you have to pay the full months rent.

Louiselouie0890 · 06/04/2018 16:09

I have read it properly normally a months notice is from when the rent is due. So 27th to 27th. Ask your landlord

HopelessWithNumbers · 06/04/2018 16:10

No agreement.
Thanks people. Obviously I need to talk to her. I’ll be doing that tomorrow and will report back.

What Louise said

Chickychoccyegg · 06/04/2018 16:23

If it's a months notice, that means a full months full rent is due

CuriousaboutSamphire · 06/04/2018 16:34

You are a lodger, an excluded tenant. So all the advice given about owing a full month etc do not apply.

You need to work out if you have a license agreement and what it says. Otherwise you only need to give 'reasonable' notice... and what is 'reasonable' is not defined, it could be day, a week, etc.

Chat to your landlord and see what they expect... come to a decent compromise!

Here, the law on it!

Good luck.

Jamiefraserskilt · 06/04/2018 18:54

It depends on whether you pay one calendar month's rent on 27th so in other words 1st to Last day of the month on 27th. In which case you Would pay 6 days as per Buffy Bee From 1st to 6th May Inclusive.

HopelessWithNumbers · 06/04/2018 18:57

I pay 27th to 27th. Because I moved in on 27th.

Update. I am paying £236 as calculated by BuffyBee
Thanks for your help.
Looking forward to moving but not packing.
