To be concerned that I haven't heard anything from landlord or letting agency

I've just realised that my tenancy agreement is due to end on 24th March. I had it in my head that it was due to be renewed at the end of April. I haven't heard anything from the landlord or letting agent about contract renewal or proposed rental increase.

I took the property on a 12 month contract and have every intention of staying put for the foreseeable future if possible.

In previous rental properties I have heard from the letting agent at least a month before the tenancy is due to end.

Does anyone have any explanation as to why I haven't been contacted? Or whether it's likely to be an oversight on the part of the letting agent/landlord?

Hi, the same happened to me. It just means that the contract keeps 'rolling on'.

Thanks for your reply. Really that's what I'm hoping but just concerned that the end date of the contract is 24th but technically I've already paid for the whole of this month.

The law is that your tenancy becomes a statutory periodic tenancy, without you or the LL having to do anything.

Don't panic. It just means that the LL does NOT want you to leave and you will have a rolling contract, rather than a fixed term one. Which is great as you won't have to pay for the new contract!

This is a perfectly normal thing to happen, the majority of lets do this.

All of your paperwork, deposit scheme certificate etc, will still be valid. You don't have to do anything! If the LL or agent wants you to leave they will have to give you 2 months notice... you need to give them 1 month, in line with your rent payment dates.

Just because you don't have a fixed term tenancy doesn't mean you stop having a tenancy.
It just means it's now on a rolling tenancy and they still have to give you notice (whatever your contract states up until March 24th and then the standard rolling contract one which is 1 or 2 months, I believe it's 2 but do double check). You don't have to just move out on March 24th even if your tenancy has run out. They still must give you the proper needed notice. If you'd like more security just ring them and ask if they're willing to put you on for another 12 months or whatever's best for you. If you're a good tenant and pay on time they're unlikely to want you out because those are rarer than people think and void periods cost money.

Yes it becomes a rolling tenancy, you can give one months notice to leave and your landlord has to give you two if they want it back. You can ask for a new 6 ir 12 month contract but it will cost you to have one drawn up.

The contract doesn’t end until one party breaks it. As advised it will just become a “rolling” contract where you can give a months notice to quit (and the LL can give you 2 months notice).

If you want a bit more security then contact your LL / Agency and ask for another 12 month AST.
