Not to tell mortgage broker I am pregnant?

I asked about this a couple of weeks ago for renting but due to my family being incredible I am now in the position to buy rather than rent! It would just be me on the mortgage as my partner has a mortgage on another property that his ex still lives in with his DD. Not my place to interfere with that one as long as he still contributes fairly to our family.
So my credit rating is reasonably good and affordability shouldn’t be a problem but I am 28 weeks pregnant! Would it be incredibly wrong of me to hide that from them? I won’t be giving up work and even SMA will more than cover the mortgage repayments. The mortgage would be so much more affordable than renting so I am desperate to do this if I get a chance.
Someone tell me what to do!

Difficult one. I'd be inclined not to if you weren't so far gone. Maybe someone in the know will come along and advise whether you would be withholding a material fact.

I think it's up to you to tell them or not, but telling them shouldn't affect your chance of getting a mortgage, if you're planning to go back to work and will be able to afford any childcare you need. We went for our mortgage interview with a 4 day old baby, with me as the breadwinner clearly on maternity leave, and it was no problem.

Only because it will affect my income for the next little while. Rather than my wage which they are basing my mortgage application on, I will be on SMA from June.

There's no nice non doom and gloom way to phrase this but personally I don't know why they would need to know a woman is pregnant since the baby is not born yet and anything could technically still happen that could result in there not being a baby born. Blush

Some positive responses here. I am feeling less guilty now! I will definitely be going back to work and the beauty of this house is that my mother is in the next village so childcare costs would be affordable

That is a very good point actually about baby not being born yet. And actually a reasonably fair point if I was later questioned.

I applied for a mortgage through a broker online last week. They only ask if you have any dependents. You do not have any yet. It is that simple, providing it goes through quickly then it won't be a problem

it doesn't matter. they only base it on dependants (or they did a couple of years ago) a friend of mine moved at 39 weeks pregnant - her broker knew she was expecting but told her that it didn't matter and they'd still get the same rate etc, because an unborn baby isn't a dependant.

it may well have changed as that was around 5 years ago now - but in your shoes I wouldn't mention it unless explicitly asked!

I’m fairly sure you don’t legally need to tell them especially as you’re planning to return to work. I’m also fairly sure that they cannot ask you either verbally or in the paperwork.

If is does come up, just say you’re planning to return to work full time and your parents are going to look after baby for you thus the pregnancy will have no bearing on affordability.

I bought my dream home last year. Mortgage was applied for, found out I was regnant, didn't tell anyone. None of their business. They ask for three months pay slips, that's all, plus income. They never asked me about oregnancy or projected income, so I didn't say anything.

YY, do it now whilst pregnant as having dependants can and does affect your credit score. Now is def the time to do it.

I didn't. My broker asked me if there were "any life changing events coming up" that I knew about that could affect my ability to meet my commitments. I said no. If you know that you can afford it and have factored in the time you won't get paid your normal salary then I don't see it as a problem

I was 38 weeks pg when we completed. No one asked, I never told. Makes no difference so long as you are confident of keeping up payments during maternity. Good luck with your purchase.

We remortgaged when I was 8 months pregnant, broker just said it was good timing as not a dependant yet, no questions were asked about maternity pay etc.

If they asked; I would tell them.

If they don’t; I wouldn’t mention it.

Thank you all! I am feeling much more positive about this now. £300 mortgage repayment instead of the £1500 I currently pay for rent is going to make our life so much easier!

I think it completely depends on what they ask you.

Ours asked us is there anything that may affect our income during the course of the 5 year fixed term contract they were offering us. We said no as although we are planning DC we may decide against it or we may not be able to conceive or there may be any other number of variables that affect our decision or ability conceive.

If I was pregnant at the time we probably would've said yes. But if you know you can afford it even with SMP, I guess you don't have to declare it but honestly I've no idea on the legal position.

They care about dependants, and at the moment I don't think your unborn child would count.

But I wouldn't lie either. If you're asked specifically, better to come clean. Otherwise enjoy the new house and the new baby Grin

I told my broker.
We got our mortgage arranged very quickly as I needed to supply three months wage slips and did it before my wage went down.
It dragged on until after dd was born where all I needed was my wage slips and a letter from my work saying when I was going back. i didn't tell them I was only going back part time

We didn't apply for a mortgage until I was 7 months gone though. In your situation is I'd probably not mention it.

You'll be asked if there's any reason you won't be able to afford the mortgage that you might know of. If you're confident you can continue payments then you're fine.
I got my mortgage when I was 20 weeks pregnant and didn't even think to tell them.
