To think that £425 is alot of rent for very small studio

Op, it's no good complaining on here about the rats, get on to your letting agent. They will deal with the problem by phoning the council or a pest control company.

When I was looking for a place for my brother to rent in South london it was £161 a week. But it just depends on where you are.

Sounds expensive to me, and I lived in the W Mids for several years, paid about that for a 2 bed flat, though we also had a rat problem due to our block of flats backing on to Coventry station. Like others suggest a 2 up 2 down terrace might be a better option for a similar amount - in my view it'd be worth paying more just to be rid of the rat problem - I freaked out about them and couldn't stay in the flat.

That's what I paid for my small studio in Kent 15 years ago! It didn't have rats though.

That's quite reasonable I'd say. Sorry to hear about the rate problem though! I pay £405 for a studio flat and I'm South West in a very expensive area. Compare that to the £450-650 I'd be expected to pay for a room in a house share so I've definitely got a good deal.

I pay £340 for a two bed house.its housing association , private rent is about £400 for a similar property in in greater Manchester .

It depends on the rents in the rest of the area- in our area (SW) students drive up prices of studio flats, so the minimum would be about 550 without bills and probably 8-900 with bills.

You can't say cheap or not cheap without knowing the area, but it shouldn't have rats in it and I'd be calling the council about pest control myself as well as getting onto the landlord.

He had a pest control company out who found large holes by the drainpipes outside so that's how they are getting into the building. Also drain directly outside my flat isn't sealed and there is rat shit down there.
They think rats getting access there by tunneling up into my bathroom.

They are putting Woolwire in and then cementing over and landlord has tried to seal the drain

Have you complained to the landlord and asked them to deal with it?

It is expensive but not uncommon for parts of the West Miss, some areas of Birmingham in particular.

Ok so they’re dealing with it. Rats unfortunately are a fact of life, but it sounds like they’re taking the appropriate steps.

Do you think it’s expensive?

We where first ones in block and I was telling him from day one I could hear rats in walls and ceiling.

You can't put up with rats, it's a health risk.

If the landlords won't take action phone the Council.

I guess on response to your original question I pay about the same for a one bed flat. They haven't thrown in rats as a bonus however :)
