To wonder if any estate agents have actually bought a house before?

And why the photos never show what you actually want to see?
And not to have a floor plan?

No floor plan is so annoying and stupid. As is not having photos of every Room, in a sensible order.

“Ooooh look here’s a photo of an ornament on a shelf that the owner will be taking with them, how useful” said no house hunter ever.

We bought our house last year. We viewed 8 houses and were shown round 6 of them by the current owners. According to one owner their estate agents (national firm) insisted that owners do all the viewings. I'm not sure what the estate agents were actually doing for their fee Hmm

It amazes me how many people don't do a basic tidy up. I don't mean redecorating, but basic stuff like putting away dirty dishes and bunging obvious clutter in cupboards. Two hours could make the difference between selling the house next week or six months from now

We also had an estate agent refuse to enter! The house stunk of stale smoke and she just gagged on the doorstep. Bargain, we’d only looked as we lived nearby and there were no photos. Hugeeeee fixer upper job.

We're trying to buy a place at the moment. Even though we're registered with loads of agents, none of them call me to tell me about suitable places.

Not having floor plans drives me crazy. Almost as bad is floor plans without the overall size of the property.

Ours didn’t know the council tax band, where the boiler was, whether it was hard or soft water ... no idea about any of the questions we had.

Yeah, why can't they put the photos in some sort of order, like if they put a shot if the kitchen from one angle, put the other shot next to it, not 5 photos down.

When I was looking around last time, the EA knew nothing about the huge development happening right at the back of one of the properties I viewed. It was plastered all over our local news every single day so I have absolutely no idea how she manged to miss it completely.

I actually ended up complaining about her because she was completely useless.

At another house, another EA advised us to do a loft conversion to add value. Apparently it'd only cost £5,000 and add about £50,000 of value Hmm

I'm looking at one now where the description doesn't match up with the pics and floor plan. They mention a 15ft utility, which is nowhere on the floor plan

Different experience for me so can only think I was very lucky. EA did the photos and they were great. I made it very clear they were to do the viewings as well (what they are being paid to do though didn’t put quite as bluntly).

I was shown round new places by agents too. I didn’t want to meet the current owners on first viewing, they are not friends and I am not interested in small talk with them. Later in the buying stage maybe but not essential. My sellers left me notes when I went back for measuring up etc which gave all the information I needed.

I signed up with around four EAs and some were good, others idiots who didn’t listen to my requirements, house with garden, why not show me upstairs flats with no garden or better still say my garden is the front garden which everyone walks through.

Thankfully settled now and that stress is over for many years I hope.

It bugs me when they list a house with no floor plans. Our one essential was having a room downstairs which could be used as a bedroom, so seeing the layout to see if it would work was really helpful.
As for photos, I now take them with a pinch of salt. They can be very deceiving, making rooms look much bigger than they are. Our house that we bought had photos of the rooms as they were. It needed(s) lots of work, and they said that before we went in to view.
