To just not know how these sort of fees can be justified

Haven’t rented for a while but needs must.

So I am looking at nearly £3000 just to move in. Fees, inventory, deposit and first months rent.

I can’t afford it. I have looked at house shares but many are also managed by agents and even the ones that aren’t want one months rent as deposit plus one months rent.

Am I being unreasonable? It’s just such a lot of money.

When I was looking I asked about fees when calling to arrange viewings. If they were more than £300 all-in-all I said I wouldn't be viewing and told them why - nothing will change unless we vote with our feet and they know we're doing it. I still found plenty of choice. Obviously I'm not counting deposit and first month in that figure.

I was quoted a huge range of fees from £150 to over £800.

I agree OP. Went to look at a rental place to get away from ea ex who is dragging out the financials.

These costs make it prohibitive.

Will you be getting any deposits/money from the place you're moving out of? And if so, is there anyone you can ask to lend you the money required for a deposit and then when you get your deposit or money out of your current property you can pay them back?

I used to work for a lettings agent and I also rent myself. I used to hate asking for all the fees, so much money to find up front, plus what landlords were charged as well.

I've always rented just moved again about a year ago but have been very very lucky with landlords. The landlord of our previous property came to us the first time we were due for renewal to tell us they were ditching the agent cos of the fees they were being charged and they didn't want us to have to pay them - were we ok to sort it between us? Landlord of our current home is a friend of DH brother so just had the deposit and first month rent to pay. We tied our moving dates so there wasnt much overlap with changing the date we pay the rent.

Plus every time your lease comes up for renewal it's £125.

Oh hell no! In my last rental every year I was charged £150 renewal fee for my tenancy that had no changes. I kept getting letters from the estate agent, which I simply ignored and when I spoke to the landlady she knew nothing about it and didn't want to loose a good tennant. Ignore them. What are they going to do? The landlord won't throw you out because it doesn't affect them. Mug it off.

It is a lot of money. But depends how much the rent is. Is it not usually a months rent as deposit and then a months rent upfront. So basically two months rent.
