How much to make a house like this liveable?

Does anyone know what kind of money it would take to make this into a decent family home?

Lovely house. Love the front and garden! Obviously needs kitchen and bathroom and total redecoration. Depends on your budget really. We did our kitchen, bathroom and cloakroom 2 years ago for 15k, fairly standard B&Q ranges but they look great. The rest is lots of hard work, stripping etc maybe skimming walls and ceilings. Is the roof etc ok?

It already looks 'liveable' to me. I haven't read the spec but looking at the photos it needs new kitchen, bathroom suites and complete decoration. I'm no expert but this could be done for less than 10k (unless re-wiring, heating etc needs doing).

May be damp?
How's the roof?
How's the insulation?
Any rot? (Floorboards sound/not saggy)

Nice house I'd know the kitchen through to the living area to make one big space and add an extension/sun room

We have something similar and I really don't like that we can't acesss/see the rear garden from the main house

Maybe move the bathroom/make into downstairs look and have a door way into them garden

Or extend the kitchen into the utility and give some outside space

Well, it’s interesting as I live in a similar bungalow and I’ve just upgraded mine throughout the year.
First of all mine was in good decorative order with a newish central heating system and newish windows and doors.

Another thing it will depend on is labour in your area. I know a lot of good people who charge me a fair price and I still managed to spend £15,000

I had a full rewire. That’s a bungalow ,that’s about 1000 sq feet
A full repaint,
Laminate flooring in large lounge, hall, bathroom, kitchen, and master bedroom
New garage door, new path measuring 3 feet by 30 feet
New outdoor lights. And some indoor ones
New fence measuring about forty feet long and five feet high
New decking measuring 12 by 25 feet
New kitchen cupboard doors
New guttering all around the house and fascia board
Outside of house repainted
Front of house rendered and side of garage that is overlooked by house
In back garden I have a white wall which was repainted
In the front I have an ornamental wall about 2and a 1/2 feet which I had painted
I also paid for two skips...£250 for the two
Front patio cleaned and jet washed

It’s beautiful. Like a new house but as you can see I didn’t have to pay the £3,000 for new central heating or £4;000 for windows.
The decking was probably my single biggest expense at £2;000
Followed by the rewire at £1800.

But it depends on what you mean by liveable.

If it were in SE England it would be knocked down and s bigger house rebuilt on the plot but I don’t know what the situation would be in NI.

What appeals to you about the house? Does it have to be Ballynahinch?

The price is good but you could end up spending easily £40/50k on it. I live 11 miles from there just off the A1 but don't know that town very well.

It's habitable now but I know what you mean. I'd say £40k, more if the roof needs doing.

I agree with briechon, probably somewhere in the region of £40 k depending what tradesmen in your area charge and yes is it damp, does it have a damp course . Is roof ok etc.
The other one looks a lot smaller.
The pictures aren’t very good.
Does the first one have a shared drive.
Could that be a potential problem area if there’s more than one car.

As my estimation was so much lower than pp, can I ask you to look at this property and tell me how much you think it would cost to totally renovate?

Where I live £10k would sort everything out.
I think it’s a lovely house and great price.

Lack of central heating wouldn't bother me, as long as there is an open fire. Stick in a wood burner. And check for a back boiler - they're fab, but some agents don't count them as a viable heating option

Lack of double glazing would bother me a bit. But not enough to put me off entirely.

Everything else can be scrubbed or painted.

My expectations are extremely low, mind you. As long as there is a flushing bog and the electrics ok, I'm happy. The garden is what I'm really interested in, and by the look of it, that garden has excellent potential. You'd fit a small orchard in there.

It's got a perfect driveway for a future AIBU thread (with diagram).

Are you sure it doesn’t have central heating, several radiators are mentioned.

Windows look double glazed also.
My worry would be building but it wouldn’t put me off the House

You've got a drier more liveable house in the second one...I'd you are petrified about renovating or don't have a clue about building then go for the second one...it's only paper and paint...

It's a £40k job I would say having done similar and I don't think it's liveable at the moment, I would need to crack on with it straight away

I would say 40-50k to renovate, but it does depend on what you mean by 'liveable' as it looks like you could live in it straight away, I've lived in far worse whilst renovating! Nice though.
