to think my landlord is breaking the law?

Basically, I live in a shared house. All the rooms are let individually. I have a 6 month tenancy.

I am in arrears with my rent. I owe £150 for the deposit, £40 from last month and this month's rent is 1 week overdue. I know this is my fault, I let things get on top of me.

My landlord contacted me via text last night at 6.45pm to say that if the full amount wasn't paid by today, I would have to vacate the property by 5pm. I replied saying that I would be able to pay the full amount on Thursday morning but he has said that is not good enough and he will be here to pick up my keys at 5pm today.

I know I have gotten myself in to this mess but can he actually evict me like this? With less than 24 hours notice via text?

I have offered to make part payment today and have tried to call him several times but he is not answering the phone.

I'm really worried as I have nowhere else to go!

Any advice would be appreciated

You usually have to pay the deposit upfront so I'm surprised the landlord let you even move in without you clearing that. No one wants an unreliable tenant but he will have to give you whatever notice it says in your contract and it's unlikely he can force you out within the initial 6 months period but he won't be renewing your contract, if he has any sense, so you need to look for other accommodation you can afford.

Can you borrow enough until thursday - it is only four days. If you can borrow then that makes it ok with the LL and you can repay the borrowing and your future rent.

If you have a job the bank might give you and overdraft and there re plenty of loan companies. It would cost you a bit extra but that is what you are expecting the landlord to do aren't you.

Borrow, pay the outstanding debt along with an apology and the problem is solved.

I suspect you don't want to though.

Back the heck off! Op doesn't need to borrow a penny she's fine. It's sorted. As long as the rent is paid on Thursday, it's ok. And even if it weren't, the ll can still not do a bloody thing. Rtft.

I do agree you need to find yourself somewhere else to live though. These are not the actions of a good and law abiding landlord.

None of us know the OP's financial situation and lecturing her on paying the rent is out of order. She is a grown up and can make her own decisions.

It is not quick or easy to get a tenant out of property and whatever your opinion of that, it is a fact. A landlord has to abide by the law no matter how long it takes.

Some very moralistic comments on here all op wanted was advice which she now has. Cash payment seems very iffy bet HMRC would love to have that info, hint hint

I'm glad it's sorted for now OP, but I really think you need to look for somewhere else to stay.

He sounds dodgy as hell and I wouldn't trust him not to cause more problems in the future.

Well done, OP - but I hope you can get ahead of yourself with your due rent so this doesn't happen next month. Horrible situation to be in with a broken relationship to deal with as well. Good luck in future.

It's a massive relief that this is sorted!

I have every intention of paying the arrears on Thursday and all future rent on time.

I got myself into a bad situation and have said a few times that I only have myself to blame. It was never my intention to screw my landlord over...I always intended to pay him, I just let things get on top of me.

Good that you're no longer threatened with eviction. But as others have said - you really do need to find somewhere else to live. Do things properly this time. Have the necessary funds ready, make sure your landlord is legit. Good luck for the future.
