Due to exchange contracts on a house sale and purchase on Friday and our buyer, in the last 10 mins, has pulled out!

I know they are within their rights to do so, but my god I am disappointed!!!!!

FFS, why do people DO this? Unless something drastic has happened (apocalypse, meteor, dinosaurs rising again), how can you let it go so far down the line when you're not sure about your purchase?

Thank you for all your comments. My OH took the phone call whilst at work so I am here fuming silently to the dog and figured Mumsnet would be a great place to turn.

There were no reasons given. It's even more annoying as they live on our estate and we know them!

Luckily it is just us and them - no longer chain which I am thankful for!

I'd look into the legality of that. My estate agent told me when I sold mine that more and more people are being sued for that kind of thing.

Oh mate, that is just the pits! So so annoying.
At least you don't have much of a chain or there'd be a whole bunch of people wishing bad things onto your buyer! So inconsiderate. Hope you sort another one out quickly.

Sorry to hear this OP. It's really stressful when this happens. I've been in this position too, but also in danger of losing house I'm purchasing. In the end it worked out and I got a new buyer. Hopefully this will happen for you too. In the meantime, bad karma for them!

Well I think your estate agents are talking through their hat Red- if you are in England. Until exchange, thereis no contract between purchaser and seller so no grounds on which to sue.

So sorry, it's a really shit thing to do. I know there are unexpected circumstances that can't be helped sometimes, but it's awful for the family on the receiving end.

FWIW, this happened to one of my friends and while she was absolutely gutted at the time, she found a better house to move to as a result.

There have usually been major family issues (think divorce 6 months to a year later) when this has happened in my experience - although a few shits are out there too.
The only other one was someone who was deluded about how much they could borrow.

YANBU. But, do watch to see if they come back tomorrow with an offer for 10k less or similar. It's a common tactic sadly to get you to agree a lower price because by this time you will have invested so much time and money in the process they know you will be desperate just for contracts to exchange and may well agree to it.

Bastards, we had the same thing earlier on in the year although thankfully we weren't as far down the line. Get it straight back on the market, and tell the original buyers to fuck right off if they try to offer you less. Ours sold again very quickly and for the same price as the original offer. Hopefully it'll be the same for you

I'm hoping its a case of one door shutting but a better one opening as a result.

We will lose the house we are trying to buy - a gorgeous house on the outskirts of town which had everything we wanted/needed including certain things we had as extras. Its a newbuild so there may be scope to extend our dates...

The buyer has a house on the same road.

Waiting to hear back from estate agents if there was a reason!

When you've heard back from the EA's do speak to the developer you are buying your new build from. Some of them will offer to buy your old home to prevent losing the sale or similar (although inevitably they may offer you less than you were hoping to get).

Your estate agent is talking bollocks. Until exchange anyone csn pull out for absolutely any reason at all, including we just no longer want to buy the house.

Good luck op. This happened to us (well, our buyer couldn't proceed financially so we had to go back on the market) and our house sold for almost the same amount. We made our purchase work too-they waited for us.

We sold the same house four times before getting a buyer who went all the way!

(The problems were not with the house - but with the buyers getting a mortgage/divorcing/getting ill...)
