My landlord called at 2pm today to gain access to the property in order to fit a fire alarm (first we've heard of it) and wanted to visit the property this afternoon or at 9am tomorrow.

Firstly we all work. I'm currently on leave as I'm term time only but they require access to all of our rooms (I flatshare) and secondly I have plans today and am actually out of London visiting a friend tomorrow.

I told them it wasn't possible so they asked if they could enter without myself present which I denied

They have stated they may need to access the property regardless to not having consent as they are facing a £5000 fine if it is not done and will be delivering letters today

However I've stated I do not want them present in my room and 9am tomorrow is not in my opinion "reasonable notice"

Aibu to refuse?

if the landlord gets fined because you were being obstructive by refusing access, then could they sue you

Not quite the same but our tenant cost us an inordinate amount of money and his behaviour invalidated our insurance.

We're starting the process to take him to court for redress

People are bandwagonning now, OP. You've said (and said and said) that you are perfectly willing to arrange another time VERY SOON but just don't want him there without you (as is your right) but, as is often the case on MN, no one cares

She's told them after 5 today, or Saturday or Monday, but they want to come at today or 9 tomorrow. She's given them 3 alternative times she'll be available they're the ones refusing. Yet somehow the OP is in the wrong?

Theyve had 6 months to sort it, the fact that they are choosing to do so close to the deadline is not the OP's problem, she has offered a range of other times so I doubt would be considered obstructive by a court

Maybe the people who fit fire alarms don't work after 5 pm or on weekends? Maybe they are fully booked for Monday. The landlord can't magic qualified workmen out of thin air. Generally I would agree with you and say you need more notice but you reported him for not doing the work and now you aren't letting him do the work so I think you ABU.

I wish people would stop with the 24 hours bullshit. You really think a landlord just has to give a days notice and can go wherever they want? Nope. And I hope no one who said that's a fucking landlord.

Op you have given them plenty of options. Your not being obstructive. You are being fair.

Piglet, it's been said several times a) the OP has a right to proper notice and b) she's offered them several alternatives. If you're still claiming she's being U in light of those points, you ARE just doing so for the sake of it.

We had painters in to a rental property once. They used one of my teatowels to clean up paint. My little brother had made it in school, and it was one of those with all the little self portraits. Totally irreplaceable and the landlord didn't care at all. He didn't see it as our home. Annoyingly, DP used DD's one to clean the car. Stupid men.

She's offered them access at several times including this evening. She doesn't have to let them come in at whatever time they choose so they can put right something they should have got right in the first place.

Luckily she didnt have a fire in the time the landlord first of all refused to do the work hence the OP reporting it, liable enough to have a fine imposed if he didnt bring the building up to code and still had a further 6 months in which to do nothing but now its the OP's fault because the landlord is shitting his/her self about the fine

Unfortunately when it comes to something like repairing/replacing fire alarms, carrying our safety check it's courteous for your landlord to fit in around you but not essential. Ideally they fit round the times you've offered but for whatever reason they can't on this occasion and they don't have to. I knew of an instance when a council tenant had refused to allow safety checks to be done as she was on holiday. Council turned up, broke down the door and charged her for the door repair. She fought it and lost. Essential repairs (which you complained about) don't need your permission.

Did you speak to your landlord about what you felt was missing before you reported them to the council?

Yabu.... you do know that every tradesman isn't interested in your pants? Or untrustworthy? My dh and my dear dad are both tradesmen and I can assure you that they respect their customers privacy. Its simply not worth the risk to their reputation or business to behave in an unprofessional manner.
