To be put off dream home because of aspect

House is lovely, larger than ours with a big garden. Price is good. About to make offer but as I flick excitedly through brochure I see it's west facing.. They mean back east facing then which means no light there in afternoon/evening, doesn't it? I think it's worse than North facing? Anyone more experienced have any opinion on it? Should it really effect decision?

Back of our house faces East, front faces West. The only problem with it is that the second bedroom gets the afternoon and evening sun so can be sweltering in summer. Blackout curtains and sun reflecting blinds help.

We lose the hot sun from the back garden late afternoon but doesn't cause us a problem at all.

heygirl Just replying to your questions, our garden is very similar to the one in the photo except ours is a bit smaller. our patio is in the same place too.

we are a semi detached on the right side (if standing at front door looking towards gate) and the sun comes up the driveway and side all evening. our next door neighbour on the left hand side doesn't get this. We have houses opposite us but with a large gap between them so the evening sun comes through.

I though that south west was best? Ours is south/south west. We have constant sun from dawn to dusk in at least 1 part of the garden.

Considering the aspect of a bouse is one of the most important things to do. I have lived in a good few houses now and it is one of the most important things. Not because of the garden but because of light coming into the house.

Thanks all. Thanks tidy, hadn't thought that which side semi would make difference.. and am still trying to figure out if this one would.

Viewed it and is not east at back but north west... now what do you think of that?

june - I so agree, you cannot underestimate the benefit of sun flowing through the house bringing light and heat.

Aspect is extremely important unless you hate light ( I.e. you are Jacob rees mogg). Energy is going to get more expensive and scarcer. Think what happens in mid winter, about what shadows it and so on.

A look on a map tells you which direction is which, don't assume the agent knows. I've also had agents surprised when I produced a compass.

Yes it was the map said North west. There are houses parallel and behind. Looks like plenty of sun in the back in the summer but little or none in the winter..
