Buying a nearly new home

I'm considering buying a nearly newbuild (1 year old) . Owners moving as they want a bigger place. I was wondering...if they are obliged to tell me if they have had any repairs or serious snagging issues put right under the warranty?I have asked estate agent, whom I've met twice now, and she just says "I wouldn't know" and "if they have, it's obviously been put right"!! Am I correct in thinking that, if I ask, they should tell me about any repairs they have had done under the buildings 10 year warranty ?

I really don't understand this mumsnet disdain for new builds. Yes sometimes they are smaller with less garden but sometimes that's exactly what people are after!
Our first home was brand new. Nothing to do, builder/NHBC warranty and fully kitted out with appliances. Suited us down to the ground as skint FTBs. We've just sold and made about 20% profit having spent nothing on it apart from a bit on decorating.

Second time around we've again gone for a new build. Not intentially but a lot of older houses we viewed we're on main/busy roads which was a huge no for us. The one we've bought has got the modern layout we were after with well proportioned rooms in a lovely village and a south facing garden. It's not on an estate and there's only our house and one next door down a lane due to being build on next doors land. We again got appliances and a warranty and no work to do which is a bonus with the hours we work.

I love my new home and I just get a bit sad when people write off all new builds as soulless tiny boxes. They aren't all like that! Unless u have a budget that gets luxury in your area then older houses can be a warren of dodgy DIY. Dont get me wrong I love Victorian/Edwardian character but sometimes you have to compromise but a new build doesn't have to be the ultimate compromise.
