To think this should have been noted in home report (Scotland)

We bought a house three years ago in Scotland where the home owner commissions a home report. The report mentions the house is on mains sewage. Subsequently we discovered that there is a holding tank in garden which pumps the sewage into the mains. It's cost us an awful lot to maintain as both pumps have failed at various times. Should the home report have made mention of this tank? Not that we might have any recourse I'm guessing, but I'm just interested to know what should have been covered. There's a man hole in garden where it is. Thanks

I guess you would need legal advice but the question would have ben what did you do to understand what that meant on the report and should your solicitor have done more to help you understand. As I guess what you're saying is you didn't understand the implications?

If all the report said was that the house was connected to mains sewerage then that seems misleading or actually inaccurate. Most houses connected to the mains don't need a pump which the householder has to maintain, so I'd think that should have been made explicit in the report.

You need a solicitor.

Thanks. The report simply stated under 'Sewage' Mains. So there was no mention of any other complication.

It probably depends on the type of report? The most basic ones you can get are very very basic and pointless imo.

Did you have your own survey completed? I would have thought that should show it up.

I've bought once since the home buyer report was introduced, and it seems similar to the cheapest survey buyers would commission under the old system. However, when I bought - about 2 1/2 years ago, the surveyor in the home report did draw attention to areas where a potential buyer might choose to commission their own report or where information provided was possibly only partial. Eg, my house had been renovated in the 1960s and the Home Report drew attention to glass doors which probably wouldn't comply if they were installed now.

I would have expected a surveyor to draw attention to the fact that there was a pump to get sewage to the mains. The fact that it wasn't mentioned implies to me that the seller choose not to mention it. But given the choice simply between mains or septic tank, then it is accurate.

In the past I've lived in, not owned, a house with a pump to mains and I would be really pissed off (pun not really intended) if I were you.

Thanks everyone. In Scotland the owner must commission a report which is supposedly unbiased. So we just used thar as it's a relatively modern house.
