Landlord vs in situ washing machine

Hi everyone

I'm posting here for traffic.

I rent a house, have lived here for 2+ years. The house came with a washing machine and cooker.

They were both on the inventory. The washing machine was mouldy when I moved in. I cleaned it and have used it since even though it's prone to mould.

It packed up over the weekend, electrical fault traced to the main circuit board.

The agency are aware, got their repair dude to check it, contacted the landlord and said they'd let me know whether he's repair it or not.

My landlord has now turned around and said that actually the machine was left by a previous tenant (his family!) and therefore he's not replacing or repairing it.

The agency aren't being much help either. I've pushed that it's on the inventory, and checked my contract but it's rather vague about the Landlord's obligations.

Do I have a leg to stand on or do I have to fork out for a replacement machine?

Do not chuck out his machine until you have in writing from him that is what he wants to do!

Write to him, and the agent, stating that, as he is aware, his wm is broken and therefore needs to be removed from the house and ask what he intends to be done with it.

Be specific - 'hotpoint washing machine' for example. Make sure there can be no muddling your new machine that you buy with his come the end of your tenancy.

We have the same but the house comes as unfurnished so there not his responsibility even though they are on the inventory which means I have to hand them back in the same working condition. I bought my own and told landlord to pick up the ones I'm the house and changed the inventory to suit.

I used to be a lettings manager. If a tenant had moved out and left stuff, i would chuck out obvious crap, small appliances etc but large items of furniture, white goods i would leave and then speak to new tenants and explain those items arent ours, we will have no responsibility for them, you can choose if we chuck them or leave them. I never included them on inventory though.

If it's on the inventory it needs to be there when you leave unless you have permission to remove it. So he needs to repair/replace or give you written permission to replace.

Ok so you have to replace yourself. BUT make sure you get the inventory amended so they don't pull a fast one when you leave and dock you for not leaving one.

Do you have somewhere you can store the broken one until you leave? That way you can take your new one and leave the dud for him to deal with then.
