To think this rental situation is feasable?

Need some input from normal people pls as head going round in endless circles.

I've been renting a flat in a devided town house for the last two years.

Landlady created two self contained spaces by putting up a wall in the downstairs hallway, her daughter lived upstairs & I in the ground floor part .

The daughter moved out in may & landlady has just revealed her future plans for the property.

She wants to return to letting the house as a whole peoperty, downstairs wall will be removed & replaced by a fire door.

I can continue to live in the house as a sole tenant or find someone to share with me, however, anyone I find would have to be a joint tenant.

Apparently it can't be done any other way according to the letting agent which the LL is appointing.

I love where I live but not able to afford rent & bills on the whole property. No friends who would be willing/able to move in.

Am I completely deluding myself in thinking it could work if I found a stranger willing to take on a joint tenancy?

Would obvs depend on someone willing to stick to the already defined up/downstairs living areas, pay their rent on time & not run up unreasonable bills but what happens if they do?

The other part of me says why would someone sign a joint agreement & then be told where they can & can't be in the house?

Gaaah, spaghetti head, sorry for essay :)

Take the place as a sole tennant and find yourself a lodger, that way their not a joint tenant and you can kick them out pretty much straight away if they are odd / don't pay the bills.

Thank you 19lottieB2, I suggested that to LL who just keeps saying letting agent insists it's a joint tenancy or nothing.

I should take the hint & leave shouldn't I :)

I think most people would love to have their own kitchen/lounge/bathroom in a house share?!
How do you currently get into our part of the house? Shirley you can put a bolt on the fire door to keep your part secure?
How do you currently split bills with the daughter? Assume the house only has one electric meter etc???

Hi Brie&Chilli, yes, only one set of meters, ground floor studio uses the back door of the house as entrance so that's all separate.

I currently make one monthly payment to ll which is inclusive of rent & all bills.

Worried about ending up having to argue with someone over who owes what with bills esp if joint tenant or someone who decides to take over 'my' living area as they'd legally be entitled to do so.

Can you tell I've shared with some 'characters' before :)

Bolt on door is a good idea if that is allowed with fire doors

Letting agents work for the landlord and they don't get to dictate the type of contract or its length the landlord chooses. The landlord doesn't want to.
