We put offer in on a v old house and since have found out that the derelict property behind it will be sold off to developers and the huge huge 3 storey wall at end garden will be demolished and developers will only have to replace with shall fence .
The property is a true one off - being an old chapel and even has a font in it .
It's is stunning .
I'm trying to get my head round all the issues of living next to a build site as well as having a huge wall removed and the privacy it gave lost for long term gain . I wonder if anyone has any not too bad experiences?!!!! I'm assuming the worst aibu to hope for not too bad ?!

Not all developers are awful. But many are.

Has the new development already got planning consent? Have you looked at the plans on the council website?

ginorwine · 04/07/2017 20:39

Original plan thrown out
But due to nature of apartment ownership ( part rent / mort )
But the same plan likely be re submitted
14 apartments
3 abd 4 storey
Window overlook us bathroom only
One w kitchen but ground only
Big massive wall to be replaced by 1.8 wall or if wall damaged fence
Flats wil be 1.5 metre from boundary
Will tower above the little old chapel .

So no current plan on web site as no new application in as yet .

So the wall belongs to the derelict plot?
First thing I would is to contact the council planning department and find out why the original plans were refused. Then contact thr developers and have a chat, explain your concerns.
Is the Chapel listed?

ginorwine · 04/07/2017 21:02

No new plans in yet so I don't know them or who developer is only that it will be developed
Not listed but in conservation area - however there are flats near by ( done well ) x

I would run from this. You'll have no end of hassle first with the building works and the developer pushing their luck with the approved plans etc then when people move in you'll probably have at least 1 difficult tenant, parking issues, boundary issues, communal area issues, rubbish issues. The list is endless. It will ruin the property for you and you'll want to move. You need what you've found but more in the middle of nowhere. Also 1.5 metres from your boundary?! Not far enough.

Foxyloxy1plus1 · 05/07/2017 08:49

Parking! There will probably be one parking space per apartment with maybe a couple of spares. I agree 1.5 metres wouldn't be nearly enough.

ginorwine · 05/07/2017 09:01

Our propert wd not be in the middke of the new buildings but behind them
There will be two dividing existing stone walls to the left and right vertically and the flats will be at the other side of the horizontal boundary at 1.5 metres
The old stone wall at each side of the property should not be affected as it's our legal boundary.

What we found would never never be in our price range else where so we may need let it go

You sound a bit defensive of it so maybe you've already committed and love it and our opinions don't really matter now? Its hard when you love a house but honestly this sounds like a nightmare about to happen.

ginorwine · 05/07/2017 09:59

Sorry if I sounded defensive .. you are right I love the house with a passion ! I'm clutching at straws I guess ! X

Its ok i just meant it must mean you love it. Try not to let heart rule head though.
