Tenants Rights

What are tenants rights about refusing entry for viewings? Even if there's a clause in the contract stating viewing are to be permitted with 24 hours notice?

Thanks Smile

The clause in your tenancy doesn't override your common law rights. If you don't give permission, they can't enter even if they've given 24 hours notice, though I would suggest you do make clear your position as they're likely just to turn up otherwise.

This website explains it from the perspective of advising landlords and may assist further:

They can't enter without your permission, unless they have a court order - it doesn't matter what it says in a lease.

HOWEVER it's a good idea to try and work out a compromise to allow bookings within set time slots that suit you i.e. Sunday mornings and Wednesday evenings.

As advised make sure you put your access agreements in writing to the landlord / agency and confirm that they understand this.

There are limited circumstances which ll can enter, such as to do maintenance if the property or adjacent are being damaged(damp, leaks etc), to comply with statutory requirements (ie. boiler safety check) or in an emergency. Shelter should be able to advise you more specifically.

It doesn't matter what the contract says, you do not have to allow any viewings at any time.
