To ask what people pay for loft extensions

We are looking at having a loft extension done and planning permission has been granted. We've had a couple of quotes in which are higher than anticipated. We live in a mid-terrace in a suburb on the outskirts of london, within m25. We will be having a bedroom with a dormer and an ensuite. What have others paid for similar and did you haggle at all?

Home counties terraced house, not the one I'm in, bedroom large dormer, and small shower room stairs and karzi all in £64K.

In 2015 we had loft conversion with staircase, two large bedrooms with windows and sky lights in each and a shower room in between. It cost £40,000 and we paid for tiling and painting separately. We had to pay £3200 for architect separately. We paid £5000 deposit and £5000 every 2 weeks until complete. We did hold back £2000 fro about 3 weeks until snagging had been complete. We are in West Midlands. The quality of the work was good and we have had no problems with it.

60K for 2 bedrooms and 1 shower room. Including decorating, bathroom suite, architect drawing and planning permission. We are very happy with the work.

It was the cheapest quote we got, we are north Surrey just outside London.

Don't haggle! The price is the price, why would someone want to do it cheaper for you?

I'd be surprised if you could get a finished dormer loft extension including shower room inc everything, party wall, architect etc for less than £60k

Hmm. We had a hip to gable, bedroom + bathroom with bath and shower for just under £50k including VAT, all decoration (tiling, carpeting and having entire halls/landings/stairs painted from ground floor up. It was permitted development so we didn't need planning. Most quotes were within £5k. Zone 6, London/Surrey.

That said, we finished the build just before the referendum so you may be right now.

@JassyRadlett apparently there has been a real spike in build costs - week pound impacts the raw material costs, more people choosing to extend rather than move (brexit uncertainty).

I've got a big project I want to do but it's just not realistic at the moment :-( Hoping build costs come down in the next few years.

Double bedroom with dorma and en suite. Includes decoration, tiling, fittings etc. Three bedroom semi in East Anglia. Around £42k. Bloody lovely it is too!

I realised as I was writing that we were probably really lucky to have done ours when we did!

We are working towards a bigger build now. Think it will prob be an extra few years away...

We live in the south and have an end of terrace. Our loft is a former extension with en suite. Alll fitted and electrics etc. We went with a family friend firm and paid £32k with an independent building regulator and architectural consultant.
