To not let this plumber in?

We reported a broken tap to our letting agent over a week ago and they said their plumber, who we have met before, would be in contact.
Have just had a knock on the door and it's the plumber saying he's here to do the tap.
DH is off sick, and has been up all night throwing up in that bathroom and is currently in the bath in there. I was in my pjs and in the middle of making lunch for dtwins who were having a bit of a scream down (13mo).

I said nows really not a good time could he please phone and arrange a time with us and not turn up out of the blue, he said he tried to call me at 8 and I didn't answer, I have no missed call and he got really shirty and said we would be put to the back of the list when he has an opening but could be weeks.

DH just asked who was at the door and when I told him he said 'why didn't you just let him in, I could have got out the bath, he's doing us a favour?' And looked a bit Hmm

At the time I just felt like I was in the middle of chaos and I didn't need another thing going on, but DH has made me feel a bit stupid and I think I over reacted.

I was unreasonable wasn't I Blush

What would the plumber have done if you hadn't been in? - would he still have put you to the back of the list and made you wait weeks.

I would probably have let him in and told him we didn't know he was coming so he would have to wait whilst DH got out of the bath, BUT I don't think you were unreasonable, someone could have been sat on the loo with a terrible tummy. I would expect some warning.

if I was your landlord I'd not be impressed, especially as others have said, the plumber will likely charge said LL for payment , even though your tap is not fixed.

If I was the landlord I'd not be impressed with a plumber who turned up out of the blue having found making a phone confirmation beyond him, or a colleague who gave the plumber a wrong phone number.

TBH if I was the plumber I might have made my own excuses upon hearing the amount of throwing up/sickyness that there had been in the house and perhaps the bathroom in the recent past.

I'd complain to the letting agent and explain that you had been given no notice and were in the middle of dealing with a vomiting bug in the house so it definitely was not convenient.

Yes yabu.

It wouldn't have taken much to have let him in, ask him to wait a few minutes, and let dh know so he could vacate the bathroom. If you were a nice person you could have even offered to make him a cup of tea.

Your loss though, and I doubt it will endear you to your landlord.

You do sound a bit precious.

He was probably doing the landlord a favour ie. mates rates and, if anything like our area, fitting you in to a very busy schedule.

Your loss and if I were the plumber, I know I'd leave you with the broken tap for a few weeks to think about your very strange behavior

Meh he caught you off guard.

In hindsight maybe you could have asked him if he could possibly wait 10 mins while you sorted yourselves out, but when we're put on the spot sometimes we don't think properly.

He shouldn't have blatantly lied about calling.

Very unlikely indeed. Tradesmen trip over themselves trying to get in with landlords to be at the top of the list for the repairs/call outs as it's a very lucrative business.

If you don't want if fixing urgently and are happy to wait as you say, it's no big deal he will come back eventually.

Me personally, I'd also have let him in, pointed to the tap and left him to itbut I prefer to get these things done and out the way and ain't a fan of endlessly waiting to get stuff done.

Haha he's welcome to leave me with my broken tap whilst I think about my behaviour Grin like I said, happy to be told I was unreasonable.
I've emailed the landlord, didn't go into detail just said I'm sorry for any unconvinced caused but it was a really inconvenient time and asked that anyone they send out phones us before turning up in future and they were very unnecessarily apologetic.

The landlord cannot be charged as it wasn't a scheduled appointment. It sounds as if he turned up on the off chance you were around. All tradespeople will know the 24 hr rule unless it's an emergency.

Next time though I'd let him in.

I would have fumed if my dp had declined a plumber for those reasons. Your DP is way better than me.

and how do you get in with landlords? Discount and bumping you up the schedule. Landlords make good clients as they often want something like a tap fixed so the call out / minimum charge makes it beneficial whereas home owners would fix it themselves. I wouldn't say plumbers are tripping over themselves to get in with LLs though. Most around here have month-long waiting lists.

I'd have brought him, made him a cuppa while dh finished in the bathroom, and then let him do the job.

Good tradesmen are hard to find because they're always wanted. No point pissing off a plumber, you need them far more than they need you. Unless they're crap plumbers....

I would be worried that I was on the tradesman blacklist now if I were you! It is a nightmare actually getting anyone to turn up here. If a tradesman actually turns up to my place I'll get the cakes and tea out!

No he's not doing you a favor. If he was doing in for nothing then it would be a favor.
However you can't have it both ways. You reported a problem. Someone was sent out. Okay at an inconvenient time, But. Neither the Plummer nor your Housing Association knew that.

Either your landlord or the plumber will now be wasting money on this, because you refused to let them in, depending if they bill for the no entry or not.

I doubt you'd have been so keen to turn him away if you were footing the bill.

If they were paying they would have know when the plumber was going to come FFS!

You weren't U to send him away as you should be given some notice, but then you did shoot yourself in your foot a bit.

The landlord can't be made to pay for a non existent appointment, no appointment was ever arranged through myself or the letting agent.
Sorry if that wasn't clear? The agent had said they would pass on my number to make an appointment direct with myself / DH.

Had I been 'footing the bill' I would have arranged the appointment with the plumber myself for a mutually agreeable time, and then would have been prepared to let them in.
