Looks a nice flat, don't like the bathroom though tbh & the balcony I find a bit depressing. I wouldn't buy it as a family home I don't think.

I like the block itself.

The bathroom is awful but if you like it, fair enough.

I would go for something with more character to be honest. Do you have to have a 3 bed? Could you get a 2 bed with more character? Or do you prefer a more modern, boxy feel?

The kitchen is nice and it's good it has a little balcony. I like the windows too.

I'm not a fan of that style of bathroom tiling. It's going to look very dated in a few years and reminds me strongly of public lavatories. If I was buying a property with it I'd be factoring in the cost of a complete retile but other than that it's a nice flat. Not very exciting but you don't get much for your money in London and the bedrooms aren't a bad size.

I'd want to re-tile the bathroom if I bought the property, I think. I think for what it is and its location, it's a fairly good price, and there is quite a bit of storage and space too.

Op, I love those beautiful London mansion blocks. The flat looks small for 3 people, fine for 2 though.

I love the kitchen, think the living room and bedrooms look a bit tired but nothing that couldn't be easily sorted and I'd need to retire the bathroom.

How long's the lease and what do the management accounts say about the sinking fund for future major works? A low service charge, which that is for a 3 bed London property, is all well and good if the fund is high enough for future major works, fyi I pay around £1000-£1100 per quarter for a two bed modern build property in an SE postcode and that doesn't include any other utilities.

Comments about decor or what you could buy elsewhere are irrelevant, you can only compare like with like and it seems like a good flat to me. Great travel links and I like top floor. Any noise issues with parquet flooring can easily be solved with rugs.

I like it from the outside but the inside leaves me cold. I Guess as a house share it works but it just doesn't have any character and im not sure its the decor.

I've been out of the London property market for a few years but that seems like pretty good value to me? 2 bed flats in our old block in SW Z3, a mile walk from a train station and not on a tube line are currently selling for £400k. Service charge was double yours (to be fair that paid for maintenance of large shared gardens and a porter, but the block looked very similar).

Ex local authority flats tend to have larger than normal room sizes and be of good build quality. If you like it and it meets your needs I would buy it. Internal decor can easily be changed so don't be put off with flooring or tiles etc.

So are none of those flats council any more? I always assumed they were (just being nosy)
Prince Of Wales Road isn't bad. You've got the Overground further up the road too, as well as the tube and Thameslink in the other direction.

Enrique the lease is for 115 years. Good point about the management fund too - thanks. I don't have any details of that at the moment, but I'd like to find out.

Isadora good question - I'm not sure about the flats on the whole 'estate' area, but within that particular block that I looked in, the flats are all privately owned by the same owner now.

I really like Kentish Town OP, and it looks really reasonably priced for the area and size. There are some estates around that road that aren't so nice but as you've seen it as the block is private, I'd say go for it.

Seems a bit too reasonable for 3 bed in NW5.

Reasons I can think of... It's a lot of rooms to fit into 700ish sq ft... Also is it exLA block or private? ... Plus at the junctions of two quite busy roads.

On the plus side, Kentish Town is fun and well connected!
