I also live in London and I think you can do better for that money unless you're completely wedded to the area?

To future proof it (a bit) you need outside space and be closer to the tube.

I wouldn't buy a first floor flat or rent one because of noise from above and below.

In addition to the noise, I also think not having any outside space is a shame - especially at that price. When I lived in my first floor Victorian conversion, in the summer I used to climb out of my bedroom window onto the roof of the ground floor extension and sit out there with a glass of wine/coffee and a book. Bliss (though a bit risky). But I was desperate for some private outside space.

It's a gorgeous flat. Looks spacious and elegant.

Everyone is of course saying if you move out you could get a house for that. But...if you move out you could get a house for that.

I just sold my house, detached 2 bedroom Victorian cottage, front and back gardens, posh area, 32 minutes from Waterloo for £475k.

I live in london. I have a friend moving back into Z1 from z4. Itvisvproving cery expensive.

He got seduced by a spare bedroom, huge balcony etc. in actual fact he hates spending his time waiting for the overground etc. rather than walking home.

Only you know what your life is like - if the area suits you (and things aren't going to change much) then live where it suits you.

I found friends sending me pics of three bed houses in Z4 realky unhelpful when I was looking at one bed flats in z1.

Having said that I did compromise a little - EC1 was too expensive so I moved somewhere a little cheaper and love it. I also feel like my flat has more scope to appreciate and I got about 6sqm extra and an underground parking space for the money.

I think one of the neighbours roof terraces is actually above the main bedroom of the flat, and the other is next door.

I know the area VERY well and think the price is more or less right. If outside space is not essential, then go for it but I have to say that London flat living is easier if you can open the door and sit on the balcony rather than getting down to the park and remembering the sub cream.

Crouch End will always hold its value, same as Muswelk Hill

As I live in the north of England I'd expect the whole house eurgh a garden,garage and shed for that money.

But it's London.

It's a lovely flat for a lot of money.

There is a real market for apartments in North London as older people retire or split their time between and London. This applies even much further out.

Fab area! We sold our similar sized flat around he corner (literally a stones throw) for 100k more so I'd say it's a good price. My only negative is priory road can have some traffic at school rush hr and so on so bear that in mind, it's also a busy bus roots with the 144 and w3.

It's really nice but like some others have said you can get mansions round here for that price and still have change.

But I admit it's really quirky and has lots of character, so I can see the appeal, I'm guessing it's easy to get to work from etc.

Which is bugger all use to the OP if her job and life are in London.

It's not expensive for a 2 bed flat in London.

Around me prices for a 2 bed start at 800 grand.

It's quite a long way out that's why it's the price it is.

I live fairly near here, it is a lovely area.

My issue would be being sandwiched between two flats. My first flat was in N4 and was a ground floor in a Victorian conversion. The soundproofing was APPALLING; I could hear that squeaky noise you make when you shift your bum along the bath. I could also hear noise through their flat from the top floor. When I moved my top criteria was not having anyone living above me.

Parking isn't an issue for me but access to public transport would concern me there, you're v reliant on those buses to get you to Finsbury Park.

OP - I'm a north londoner and know the area very well. You're opting for Hornsey which has quite a nasty underbelly past 9pm and one of the worst estates I have seen in my life.

It isn't close enough to Muswell Hill or Crouch End for the money you are paying. You are on a nice-ish street, but I know the area like the back of my hand and it isn't that nice. You're right next to Turnpike Lane and even though close to "Muswell Hill" the actual physical hill you're not that close to the actual broadway which is the key selling point. You're closer to Turnpike Lane which is a Notorious shithole. The houses aren't even that bad. Most of them edwardians and victorians the council have given to people. It's just that - The people. Drugs and litter and public drunkeness etc etc

I don't know if you know the aforementioned area's well but they also not that trendy. Crouch end has been taken down a peg or two and is cleaner than neighbouring Finsbury Park but I'm sorry not better anymore. Muswell Hill is going out of business. Literally all the stores are closing down. The transport links are rubbish (everyone has to pile on the 134 to highgate station anyway so why not just Live in Archway and spend an extra 10 minutes to get to the broadway). I don't know if people have on rose tinted real estate glasses but I don't see the fuss.

I visit Muswell Hill and Crouch End weekly and although less visually dodgey than Finsbury Park etc you can still get mugged. The only difference is the odd gelato parlour and organic hairdressers. Hilariously enough Finsbury Park has a beautiful brand new ice cream parlour which is always packed and trendy restaurants popping up faster than I can say gentrification.

For an extra ten minute commute you can go to Bowes Park (still zone 3) which has a reliable BR station. The properties are bigger, the streets quieter and it's super residential and clean. Loads of turkish restaurants and supermarkets with more of a community feel.

Love the Haringay one with the garden.A couple of points - first you can get mugged anywhere in London, secondly the idea that Muswell Hill is 'going out of business' is one of the most absurd things I've ever heard, and thirdly Bowes Park is a shithole.
