AIBU to find choosing a house so fcking difficult?

Posting here for traffic really as I cannot make a decision at all.

Have an offer on our house 3 weeks ago, just waiting for survey blah blah.

We're going to move in with my dad to break the chain.

We've seen 2 houses we love and can't choose.

  1. Is a 1930s large 3 bed semi with garage. Has a downstairs loo. Massive 2 bedrooms and box room which is small (7x7). We fell in love as soon as we walked in. The downstairs is stunning. Only problem is it is £10k more expensive than house 2. Also we noticed this weekend on our second viewing that the bathroom has a sloping floor. There are some tiny cracks in the walls but not massive ones to make me concerned about subsidence and certainly not any on the external walls. Has new windows, new conservatory. Boiler is new. Doesn't need rewiring or replastering. We think we may be able to negotiate the price down.
  1. A new build off plan. 4 bed detached with integral garage. Smaller rooms, just one Lounge. However has ensuite. Getting garage and back garden turfing thrown in for free. Leasehold. Slightly nearer a rougher part of the area than house 1. We have put a £500 reservation fee on it already before we saw house 1. They want exchange of contracts in 1 month with a 5% deposit. My only worry on this is what if our house sale falls through then will I lose that 5% as it's a massive drop.

We were all prepared to put an offer in on house 1 until I noticed the slight slope on the bathroom floor.

Help!!!!

Depends...if house is 80,000 yes if 800,000 less so. How long has it been on the market, is market healthy at the moment,

Go for it. It's a start for negotiations at the least.

Fwiw house number 1 sounds lovely.

House no 1 is lovely indeed.

It's 285000. Overpriced comparable to other houses in the area. Market is very slow. Has only been on the market for 2 weeks. EA mentioned 278000 may be a go.

So start at £270k.

You don't want them to laugh you out of negotiations and cut your nose off but worth pointing out comparables in the area which are lower priced (particularly if those comparable houses are all around the same ball park price.

If it's meant to be, it will be yours.

House 1. 10k less is fine for a house of that price. Good luck!

Buy what you love and choose area over house every time. Going against the grain on here - but moved into a new build two years ago - ( despite saying we never would). It's on a very small development with different house styles, huge rooms, huge gardens, double garage, real fire and amtico floors etc - love it. Everything high spec, bills amazingly low. Our last home was 1930's with lots of period fireplaces, stained glass and woodwork etc and before that a period cottage with beams and inglenooks. However, I'd not go back to that. I love the big windows and the energy saving devices throughout this new build. I think if you buy in the right area and stay long enough, you'll make money. It won't be a quick investment though. With older properties we found they ate money and our heating builds were huge.
But in the end - choose what you love.

With regards to house 1 , replacing the Windows could be the reason for the floor dropping , you need to look at this
I'd go for house 1 and go for in for much less , you are practically a cash buyer
