To be worried about my job and ask for advice from those with sales background ..

Long history of work in front line public services . Changed my job to a viewer for estate agent which I love . The manager who has now left said no sales involved .
Yesterday the area manager came and and said that I now needed to try and help the team get mortgage appts at a viewing and to ask how they would fund any purchase . And he wd see how I do ...Then tell them about our service .
I've been really worried and told one of the agents who said not to wort it's just a conversation as best sales pitches are - but I don't want do sales . I try to support sales by making viewing positive as poss by making sure they are relaxed , have knowledge about the properties and point out any positives . On my viewings y day I was really tense trying to fr this conversation in . My family wd hate to be asked that question perhaps that's why I'm stressed . And the agent said people have told him he is nosey when he has asked them . One of the reasons folk relax with me I thknk is I don't push them and they can see the house for eg I leave them alone when I read that that is how they best view .
It is making me want to leave . Can anyone help with how I can ask the question re their funding in a better way ? I feel I wd wait till the end and thank them for the viewing and then add that any more help we can give ?such as we also have a good mort advisor who has access to these products .... rather than spoil a viewing by ask them as I have been requested .. the agents seem to thknk its normal - well it is to them - but it feels intrusive to me and I wdnt want to be asked that on a viewing . The agent thinks it's fine in general but also because they have to be sure someone has the funds to buy ..
am I being sensitive ( as this is a new world to me ) ? Is this a 'normal ' question and how do I ask it in a more comfy way please ?

I've never done Sales until in this job which has given no training .
I'm not sure exactly what a soft pitch comprises if but I can guess .
I don't get told about the products as they are via 900 providers and 11k of them- I guess the product I'm informing about is the access to the mortgage advisor . Apparently I have to ' warm ' clients up - to an ex social worker this is v new world !

Id be happy to learn about ' sales' if I was given training but I may not stay in the job if it was all targets etc as that wd not be for me .

You have had some great advice here, but you really are over thinking it.

I have a heavy sales background but my style is very much conversational. People buy off me because they don't realise I am selling as such - and it sounds like you would be similar.

Try and forget you are selling them anything, you are being helpful - this is a really great service that might help them! Do you know the mortgage advisor personally? I did a brief stint in estate agency and found it easier to say something along lines of, " Have you met yet? She's our in house mortgage advisor and she is fabulous" That way you are broaching the subject generally and in an open manner - people can say no, we have finance sorted - which is fine, you reply along lines of, "No problem, if you need any help further down the line then let us know and we can set up a meeting" or they may ask you for more info in which case you can set up a meeting.

If you are talking to people about the sort of house they need when they are viewing, would you ever recommend another property they might like to view? Because though it might not feel it, that is sales too, and probably something you are really good at because you are genuinely being helpful and are trying to find a product (house) to fit your client. Try and view this in a similar manner!

I kno I'm over thinking - I guess it's because it's a whole new world to me and I feel the ' new girl on the block '
Have just been advising a pal on mental capacity law for the last hour - felt a different person - that's my area of exiertise and ' my thing '( just can't be a social worker anymore . I miss feeling competent and knowledgable but If I take the good advice I've been given up thread hopefully confidence will grow !
