Massive discrepency between all estate agents figures and zoopla estimate. According to one agent a 10% increase since 2004. Other figures just random

It's basically bollocks because it's just formulas based on last sold price and trends since with absolutely no reference to price ceilings etc.

The longer since your property last sold, the more bollocks it becomes.

Sorry that doesn't help much.

A much better indicator is recent compatible house price sold prices.
