Where to have the nursery?

More of a WWYD but this is a real disagreement with me and DP.

We have 6 month old twins and a 4 bedroom house - 1 large double (our room), 1 small double and 2 small single rooms (used as an office and a laundry room).
At the moment babies share a cot in our room but soon will be having their own room and eventually their own cots.

Option 1
1 of us wants the twins to have the smaller double room with enough room for two cots, their changing unit and their wardrobe plus floor space for their play mat.
This would mean if we ever have guests they would have to make do in the two single rooms and we would have to find somewhere to store our spare double bed.

Option 2
The other of us wants the twins to share a single room with enough space for 1 cot and possibly a changing unit but no floor space and no room for their wardrobe, but this would mean we have a double room for guests. Eventually when they move to separate cots this would mean either separate rooms or then moving things again into the bigger room.

The main issue is one of us thinks the spare room is better used for guests. We have a 4 bedroom house and wouldn't have room for a proper guest bed.
We've lived there 1 year and only ever had my mum to stay once and some friends one weekend for the christening.

I'd put both the babies and all their stuff in the bigger of the three rooms.

I'd put the children in the bigger room no question, unless you are willing to sacrifice both small bedrooms to give them one each. If they are staying together could you get rid of the spare double bed and get a sofa bed for the office?

I didn't wanna away the post but I really want them to have the bigger room. I get it would be annoying with guests but fuck them it's a family home first and foremost.

DP doesn't think a day bed would go in either single bedroom as there would be very little floor space left but surely if you're crashing at someone's house for a night or two you'd just make do!

Children into the bigger room. No brainer. I'd prioritise the smooth running of your day to day life - not the once in a blue moon stuff.

Ooh, that's tricky! I'd be inclined to put them in the small double with room for two cots, wardrobe etc but it depends how often you have guests. If you have family coming to stay regularly (say monthly or more) and they help a lot with the babies then maybe..

Do either of the single rooms have space for a double sofa bed? Then you could have it as a sofa and only pull out when you have guests? Even if it took up the whole room, would give you an option. It would depend a bit for me who your guests are as well: younger relatives/friends how don't mind kipping on an air bed, or parents/older relatives who need a bit more comfort?

Big room for the twins, without question.
If you had people staying for 4 or 5 days every month, it would be different, but your Mum can sleep in a single or put-you-up for a couple of night once a year.
Won't be anytime at all before they need their own cots.
Play area you probably won't need while they are very little - you tend to have them play in your living area until they get considerably older and you are happy for them to be out of site, but you need room for 2 cots and an armchair in there at least (+plus storage for clothes, nappies, etc.)

Twins in the double room. Can you not even squeeze a small double in one of the single rooms?

The double. We had this issue until my dh pointed out that it was crazy to use the 2nd best room for only 2 or 3 nights a year! It had never occured to me before what a waste of house that is! Always just assumed people have a guest room automatically.

The bigger room definitely, it's their home too so they're more important than guests. Also 6 month old twins, how have you survived ShockSmile

I wanted to get a day bed sofa thing but he's adamant it wouldn't fit pulled out Hmm I'll measure it in the morning and make him a floor plan

Big room for the twins, sofa bed for guests.. They'll probably want to share while they are young and they'll get more use out of the room than your guests.( You can always rearramge this when they become stroppy adolescents!)

I'd give them the smaller double.
It doesn't make sense to give them a tiny room and gave a big room spare just in case someone wants a sleepover.

They won't stay babies forever either so will eventually have to move to the bigger room anyway.

It's weird that he thinks the single room is too small for guests but he's happy to have his children in there.

Big room definitely. Or you'll have to faff around reconfiguring the bedrooms again in a few months time.

Family who live in the actual house get the best room. Sell the spare double. Stretchier visitors climb into whatever you have available in the smaller rooms. Less pliable visitors get better beds, e.g. You move the twins, you move yourselves.

Totally with you. It's a family home first and foremost and your DH has lost sight of that by the sounds of it. The twins, and you and DH need to be comfortable and take priority over the (very) occasional guests. I'm sure you will work something out when you do have guests to stay. There's plenty of good blow up beds you can get these days. Good luck OP!

Big room. Use the space you have. As our family has grown, we have run out of spare rooms, so guests (only MIL really), sleep on blow up mattress on floor of sitting room. No point in a guest room that sits empty 95% of the time while family members crowd in together every day.

We don't have a spare room, anyone who wants to stay the night either gets the sofa bed in the sitting room (we invested in a comfy double futon that converts to a bed and decent blackout curtains, so it's actually fine to sleep there) or if they want to be on the same floor as the bathroom they can have dd2's room and she sleeps on the floor in dd1's room. Dd1 has a high sleeper, so not really an option for grandparents.

I don't see the point of prioritising occasional guests over the comfort and convenience of people who live here every day, though I'm pretty sure my mum is horrified that I don't have spare room with the bed neatly made up, matching decorative cushions and a throw that tones with the curtains etc. But that's just not my style, and my house is substantially smaller than hers!

i also have a 4 bed house (2 double 2 single), i also i have twins (now 4) - the twins got the second double and we have a sofa bed in the lounge. (singles are a study and DC1's). In the 5 years we have been here we have had one person stay over!

your kids are there 100% of the time, you have overnight guests less than 1% of the time - totally stupid to have a room sitting empty most of the time and the twins crammed in a small room. (because of this logic we also have a playroom instead of a dining room!)

Our small room is a single but does fit a double bed (not much space around it though and a chair, mirror, hooks on back of door to hangstuff) Does as a sleeping space for visitors. The bigger rooms are used every day.
