to be a bit hesitant about someone whose house isn't on the market viewing my property

I have agreed to it anyway so its a bit of a non issue but having not sold a house before I wondered if this was normal or perhaps they just wanted to snoop. Its only been on the market for 24 hours and I've got 3 viewings booked in.

They are apparently in the same village and haven't got theirs on the market as they couldn't find anything they liked until now but their house is ready 'at the click of a button' according to the agent. I have until now, refrained from viewing other properties as I didnt want people to make a special effort to tidy etc (being pregnant and having a toddler i know how hard this can be!) if I'm not in a position to make an offer. Perhaps I should revise that and go and view some.

throughthick no they didn't pay 2 fees, they paid the ea who was the best at their job.

trafalgargal er no the ea didn't have me "summed up" and I don't know why you think I didn't believe it was right before I saw it, you're making up your own untrue facts.
I went in to pick up the paper details for this specific property because I knew it sounded perfect, I had no plans to view because I wasn't in a position to buy yet so didn't want to waste the vendors time so if I'm not lovely in your opinion I shan't lose any sleep over it
I only agreed to go because the ea was so pushy.
As for punishing them I think you're a tad melodramatic, once I'd sold I did my second viewing through ea2 because they were much friendlier, never failed to return phone calls, had a better reputation and yes being cheaper worked out well for the vendor, I don't see why bad service should be rewarded.

May I suggest you read posts properly before making totally untrue assumptions.

I've got 7 viewings now. 5 of which aren't on the market. I wonder if an open afternoon might be the answer

I think you're over thinking it. 5 viewings is great. Don't let the fact people don't have their house on the market be such an issue. Any of these viewers could be a potential buyer

I'd be very tempted to do an open afternoon otherwise you've got the hassle of getting your house spotless for at least 5 people who can't buy it anyway (unless they're cash buyers).

Great news though that you have 7 people interested.

None of them are cash buyers. They all have to market their homes.
I've decided to draw a line under those people and have SSTC and on the market.

We viewed properties while not on the open market.

We fell in love with one so put ours up for sale.

Our very 1st viewers weren't on the market but loved ours & they put theirs up for sale immediately.

It all gelled together very well as we completed last week.

When I gave our agent VERY specific instructions to not show people around that werenmt proceedable, he advised that whst this was ok in theory, reality was they could be 'the one' and I'd miss the boat in getting the one I was after.

Turned out to be true. Someone through the door is better than no-one.

We've just had an offer- the first viewers! We've got the 5 not on market viewers over the next few days. I am holding out for asking price so going to reject it but seeing as the viewings are coming in thick and fast I'm feeling confident
