1 really small bedroom, single bed, no storage, no furniture

1 bedroom with a mini room attached for getting ready and storage, single bed, huge mirrored cupboard, sink, no furniture

1 bedroom with lots of storage, balcony, single bed, cupboard and wardrobe

(All three rooms share a small bathroom with just shower, no bath)

One en-suite with bath, lots of storage, huge mirrored wardrobe, big room, double bed

I don't know anyone who rented a single bed room after uni. In fact in uni a single bed was super rare.

I'm a professional LL in London. All my houses bar one have at least one single bedroom. I let those more easily than the big fancy doubles - because they're cheap and to a lot of people it's the price that really matters.

I'd go for £400, £530, £530 and £620 (does that add up right?)

The small room sounds awful. I wouldn't pay £820 for an ensuite room in a shared house with 3 others.

Funnily enough I have a room that matches that description exactly, in one of the less desirable bits of East London, that is almost exactly the rent I get for it.

thecatneuterer- I think that's a peculiarity of London though. If its London the setup makes sense, otherwise this sounds far more like a family home than somewhere suitable for (sounds like) young professional types.

I had a single room as a PhD student, but it was very very cheap (half the price of everywhere else I looked) and I took it when I needed a room very quickly (relationship breakdown) in a city with a very overheated rental market. I agree that these are not easy rooms to let. From friends who have let 'box rooms' - the problem you'll have is lots of 'churn'. People will take such rooms as a stop-gap, but they don't want to live there for more than a few months.

That's true about the churn. My single rooms are the easiest to let (and I often have a waiting list!) but do have the quickest turn over. Not a problem though as finding a replacement tenant is so easy.

I'd be tempted not to let out the small single room and divide up the prices along the lines of 650 x 2 and 780 for the larger room. Then you could either let out the small room on a short term or occasion basis (splitting the rent received equally between the three in the other rooms) or use it as a spare storage room or guest bedroom. But it really depends on your situation. Obviously this won't work if there are already four of you lined up!

I'd definitely consider the above suggestion of keeping the single empty. Makes the other rooms more valuable potentially if there is somewhere for people to stay over.
Or is the location any good for AirBnB and you all split anything from that 3 ways?

I would do something along those lines too as the double bed and ensuite add a LOT of value. Or even £350, £500, £550 and £680 - the balcony and large wardrobe make the 3rd room more valuable than the second one IMO (especially to potential smokers as pointed out by a PP).

If you're in London and could get anywhere near £800 for the largest room then I'd go with andintothefire's suggestion of charging more for the largest 3 rooms and leaving the box room as a guest room. Especially if you're renting the house with a group of friends.

If so, I'd draw up a grid and get everyone to independently work out what they think each room should be, and circle any they are prepared to pay. Someone needs to have this room!

Are you joking? The person in the box rom with a single bed, no storage, no furniture and a bathroom shared with two others pays the same as the one who gets a large double room with lots of storage, an ensuite bathroom and furniture provided, including a double bed and a large wardrobe? Seriously? Great way to ruin a friendship if so!

OP - I have to admit to not reading properly! (Obviously thought I had... But missed the detail!). Sounds like a bit of a nightmare.. Do you know who you're looking to live with? When I lived in a shared house with friends we did names in a hat (I got the worst room!) and there was a variation in size although all had furniture etc
