they are trying to find non existent faults?

I'll keep it short as poss!

Selling a house.

Buyers have sent in - 4 surveyors. yes FOUR! , a roof specialist, an electrician, 2 Damp course chaps (different companies), a gasman, a builder.

First 4 surveys came back as good. Damp course chaps found nothing wrong. Electrician found nothing wrong. Gasman found nothing wrong even though the house is up to date on safety checks. No idea why the builder came. The roof guy found nothing wrong.

I'm starting to think they are looking for faults that aren't there to wiggle the price down even though they have agreed and we've had 2 separate dates for completing the sale. Both times buyers pulled back demanding more surveys.

Please tell me this is normal because I'm half expecting this to go on forever!

Remember however all these surveys and inspections are costing them a lot of money so could be seen as an indication of their commitment to the house. They might just be very cautious. Whenever we have bought, we have always had an electrical and damp check as well as the normal survey. However, it has always been done quickly so has never affected exchange or completion dates.

Well, she said it'd cost her that much to pull water and waste pipes into the kitchen and reconfigure the cupboards. Let me tell you on a 2*2.5m kitchen there's not much reconfiguring. She even made a fuss about a mural in my kids tiny room that it'd have cost her 100s to fix. (I had painted that mural with dulux paint). I painted over it magnolia and it cost me what? £25 and 1 hour? My husband wouldn't let me deal with her cause I'd have twatted her.
But I had other buyer on other (funnily enough worst) properties and the were fine. They did they usual surveys, brought a couple of people to do changed that had nothing to do with me and proceeded accordingly.

I'm just perplexed at the sheer number of checks!

Caboodle I had that when I moved out of my last private rent! The landlord had agreed with the seller before I moved out that they could store items in my home. I told them I would not be held responsible for any losses or damages. They never left their stuff.

Stillunexpected that's what I am most annoyed about. They send around people. They were happy with the reports. They pushed forward the sale then stopped and insisted on more checks. Originally they had around 7 weeks to get all the checks done.

Surveys don't cover everything anyway. We had one done on our house to satisfy the mortgage lender. It didn't highlight the lack of insulation in the roof; ie none, the draughty windows that all needed replacing, the missing wires from plug sockets, the mice in the walls, the dodgy plumbing in the bathroom, the dodgy electrics in the kitchen lights, the hole in the floor under the hearth, and I'm sure there's more that I've blocked from memory. We've spent a fortune on this house, none of which was surveyable or noticeable on viewing.

They do sound like dicks though. Why waste all that money when it won't pick up every possible problem?

Surveys don't cover everything anyway.

A full structural survay should cover most of those things? They should go up into the loft and have a good poke around. A homebuyers doesn't.

We had a full structural survey. The only criticism in it was that the pointing wasn't brilliant. They didn't spot the leaking roof, 3 leaking bathrooms, failed electrics, horrendous Plumbing, wire soldered over the fuse board or any of the other miriad problems.
