...With a 420k budget, 2 bedrooms needed. Both commuting into Holborn/Euston daily. No kids so schools etc not a problem! Main factors are proximity to work, decent bars/pubs and restaurants nearby, good transport links. Oh and green space is always a bonus!

All and any advice hugely appreciated Smile

Watford?

I have a friend who has just sold their 3 bed terrace house for about £400k. Walking distance to Watford Junction station and good lines for Euston etc. They commuted into London and said was pretty easy journey. Watford town with bars, restaurants etc walking distance too. They only had a patio rather than garden, but to go down to 2 bed you could probably get a bit more outside space.

Agree with crystal palace, it's a lovely area, lots of green space, lovely restaurants and bars and great transport links. My friend has just bought a 2 bed house with garden in Anerley, about a 5 minute walk from the main crystal palace triangle, for £240k.

Definitely recommend south London- Crystal Palace, Brockley, Peckham, Forest Hill are all fab. Catford is really cheap but a bit grotty. I've lived in Peckham for 20 years. It's becoming a bit hipster now but still feels 'real'. South London is great for green space. And I agree that you get a lot more for your money if you go for ex LA. Come and join us!

Hey OP - when I started looking I spent about a day on RM looking at all reasonable stations and putting in my min bedrooms and max budget... worked out what kind of thing I oculd get where.

The closer in I was, the further away I would accept from a station.

Then went and actually had a good look round the areas that looked promising.

Then I moved to a more dilligent search in the areas I liked, and I could afford. And then spent all my free time monitering RM and going to flat viewings. Get RM alerts set up so you get the instant alerts every time a property comes in that meets bed and price reqiurments - that way once you've seen eveything already added to RM, you just need to moniter emails for new ones.

Time consuming, but worthwhile.

We bought in Loughton, Essex and we love it. Epping forest for walks and great pubs, central line takes you into London. 420 you should be able to find something in that sort of area.

There always has to be one doesn't there? The OP has asked a specific question about where to buy in London, she didn't ask for people's opinion of London.
If someone posted a similar question about Newcastle or Birmingham and someone said 'Don't buy there, it's a shithole', they'd get flamed.
Oh and you forgot to mention how up ourselves, rude and unfriendly we all are.

Looking for houses to buy currently (live in Blackheath at the no) and 420k won't get you a 2 bed flat in New Cross or Greenwich -try 550+!! There are two bed terraces in for 700k currently Shock

Second looking at Crystal Palace/Pengenetc but be quick, house prices are going up insanely quick round there!

Are you likely to stay in the Holborn/Euston area? Are you likely to want kids in the near future? Will your salaries rise much in the future? How much do you go out locally? How important is outdoor space to you? These all impact what you do.... However, in your shoes, I'd have a look at (1) the over-ground lines which head into Euston and Kings Cross and Farringdon. There are parts of Crouch End (especially outside the better primary schools catchments) which are very quick into Kings X and Finsbury Park - have a look at the zone 2/3 places and then narrow it down (2) the Haringey Ladder heading up from Finsbury Park (3) places on the Victoria line - I'd especially have a look in Tottenham near seven sisters, and that slightly random area between Stamford Hill and Tottenham (don't know its name).

Then I'd also keep a close eye on ex-council in the nearer-in areas - lots of ex council flats are really quite nice, especially on small estates.

Good luck - you should find something in that budget but you'll need to look.

I live in Forest Gate - still relatively affordable, close to Stratford for Central line to Holborn and growing number of naice pubs and coffee shops. Look at the Woodgrange Estate or closer in to Stratford/ Wanstead, although I live in a supposedly grim area and find everyone really friendly.

Or get shared ownership in the Royal Arsenal estate in Woolwich - some really nice pub and about to get on Crossrail.
