My rent is due today. For a variety of reasons I have had to do this cash into bank this past couple of months which agent is aware. I paid it in at 9.45.,At 9.47 they phoned me to chase my late rent and therefore will be logged as paid late. Aibu to think it isn't actually late until midnight tonight and this isn't fair?

In order to not drip feed landlord has 20 plus flats in same area with everyone's due different days and most rent due after mine and owns them and two businesses outright so not a need to pay mortgage urgently issue.

It says in my contract if you have to be contacted to chase rent it will be recorded.

They have text my reciept now so they had the money before 12 noon (says so on reciept) on the day it is due. They can sod off.

My rent used to come out by direct debit on the 1st of every month, the 1st fell on a Sunday one month so obviously the bank didnt process the payment until the following day, I got a snotty phonecall and email chasing the rent at 9am on the Monday morning, the letting agent was really rude even though I explained the money is in the account and I cant make the direct debit go any faster. They logged it as a late payment I went in with bank statements to prove the money was in the account and that it wasnt my fault the direct debit wasnt processed over the weekend, I asked them to remove the late payment note from my account and after some arguing they did (once one of the other letting agents came in and agreed it was completely beyong my control!) do ask to get the late payment note taken off your account though as it can be taken into account when renewing your lease or getting a reference from them in future.

Presumably that is used in the future should you want a landlord reference from them, or to decide on whether to take action if you are persistently late.

But, you didn't have to be contacted to chase it. It was their choice to contact you before the deadline. They may not consider it chasing either. So instead of getting worked up about it I would just ask them straight out if they consider it chasing and if they will be putting a note on your file. If they do intend to do that, go the official route of requesting the information they hold on you and requiring them to correct it. But don't worry about it until you're sure. They probably just call people on the day because it means they are more likely to be paid on time. Doesn't necessarily mean they intend to be unreasonable.
