To not mention the dogs?

We have recently sold our house though are in the early stages. We have fantastic neighbours on both sides (semi) and the street is wonderful with no complaints at all. However, we do have barking dogs somewhere further down the road. They are that far away that I have no idea even which house they are at (I am nearly sure that it is the road that backs onto ours, and not actually our road). Anyway, the dogs don't bark constantly, but when they do it lasts for approximately half a minute at a time and you can definitely hear it - it's like they're in chorus! I would say that it happens approximately 5 times each day and sometimes through the night too. Whilst it doesn't wake us up, you can definitely hear it if you are inside and already awake.
As we are moving only around the corner, I am worried that our buyers will complain to us afterwards that we never mentioned the dogs. They have never annoyed us as such with it (I think we're just used to it as it's gone on for that long!) but if you've never heard it before it really is a chorus! What would you think? Anyone ever been in this situation before on either side? I do remember that when our new neighbours moved in around 2 years ago they did say to me 'wow, the old owner didn't tell us about the dogs!' I laughed it off at the time as like I say they don't particularly bother us (it's certainly not why we're moving) - but I wouldn't want our buyers saying the same about us! So, AIBU to not mention them? Or should I and risk the sale? Thank you!

They should ask!

Anything that could potentially annoy them - parking, does your NDN have parties, do their PIL park across your drive?
Does the road flood?

That sort of thing is down to them but if they ask you need to answer honestly.

Most roads have dogs somewhere. Most dogs are ok, noisewise.

I think as you can't pinpoint whose dog it is means it's far away enough (I live between two NDN with dogs. One is quiet, one isn't Hmm ). I think if I had viewers they'd find out themselves. (he's a noisy beast)

We moved last year into our lovely current home - 3 barking shihtzus NEXT DOOR! They are a loud little pack but they are dogs, people own dogs, I can't stop people owning dogs so I wouldn't have expected anyone to warn me! It also wouldn't have stopped me buying the house. Smile I will also be buying/adopting dogs as soon as my job allows it so no doubt it'll get noisier some day!

No YANBU, thats no different from a pedestrian crossing in the distance or something.
Its not going to be silent all day long. And they didnt ask.

I agree that if they ask you should answer honestly but no need to mention otherwise.

When I asked about the church at the bottom of the street when I was buying my last house I was told the noise never bothered them.

Maybe they had a standing appointment every Tuesday evening because they couldn't have missed the bell ringing practice every week for 1-2 hours starting at 7pm. It was the kind of noise that starts off fine at first but gradually builds on the annoyance scale.

If we had no distracting sounds in the house it would drive me crazy. Thank god no one asked me about the noise when we were selling, I don't think I could have hidden all this crazy about it.

I still wonder now if the sellers were partially deaf or were just excellent liars.

5 times a day for 30 seconds each time?

It wouldn't even register.

Our adjoining NDN has a yappy little shit that barks at nothing at any given opportunity.

Just this morning, at 7.30 he barked incessantly for 15 mins, going from the front garden to the back. I work locally and DH does shifts. I do NOT need to be awake at that time of morning! (My own dog doesn't make the same amount of noise in a year, let alone a day!!)

I just tolerate it as part and parcel of living on an estate, wouldn't occur to me mention it!

MaxPepsi · 20/01/2016 15:17

or that when the wind blows a certain way, you can hear noise from the train tracks

We can only hear the trains when it's been raining/raining lightly.

Weird isnt' it? Anyone able to explain????

Sorry for the derailment Grin

30 seconds, 5 times a day? This doesn't constitute anything like an annoyance or issue for buyers.

When I bought my house, I came around the neighbourhoodon foot a few times at different times of the day just to get a feel and see if there was anything like barking dogs, school children etc. that you don't get on a 20 minute house viewing. I think most buyers would do the same.

Potatoface2 · 20/01/2016 15:38

i live near an airport....i dont even notice it anymore....i wouldnt tell anyone if they came to view my house either.....its part of life!

sonjadog · 20/01/2016 15:44

Dogs? What dogs? That's your response if they say something later. What you are describing is way inside normal noise in a neighbourhood.

MissBattleaxe · 20/01/2016 15:53

Half a minute at a time, half a street away? Not worth mentioning. It's the noise of life when you live on a street.

Dogs are dogs they bark hardly worth mentioning dogs that bark for seconds and even if they barked longer I dont understand why you would even mention it.

Flutterbutterfly · 20/01/2016 17:59

We viewed a house that looked great, we put an offer in, then whilst walking by we happened to hear a live band playing next door. It was unbelievably loud. So we mentioned it to the sellers. " never bothered us" ..... As if. We withdrew our offer.
Had I bought that house I would been very pissed off.

Dogs four doors down just part of life.
