She has asked us specifically to only contact her via the letting agent, despite living nearby and previously being friendly and offering to be contacted. We totally respect this and go via the letting agent. However she drops in looking for things in the shed, when she feels like it, with no warning. We want to maintain good relations but feel this is unfair. Aibu? And if so, what to do?

If she wants it formal and arms' length, she has to respect that through her own actions. She must give notice and your agreement to come in to the property.

You in your turn give notice of all problems, as you are entitled to do. You are paying for a property which is fit for human habitation. And it benefits her, too: damp is something which could affect the structure of the property; she's a real fool if she lets her own property fall into disrepair!
