to think £485 is extortionate for a rental check-in fee?

This is the reduced rate - it was supposed to be £900! As they failed to mention at the beginning, they took £500 off. It still seems way too much. Why do tenants have to pay for this?

What should I do?

Capitalism is imperfect in practice as you point out keepitsimple. It is possible to be in business and make profit without being massively greedy and having no regard to the consequnces for others.

Instead of assuming people will act morally, why not just fix it? One way to do this is force LLs to pay all charges, except possibly check in fee (I say that because ONE check in fee shouldn't take a tenant by surprise, AND it should be the only chargeable fee). Tenants can then easily price it in to the rental.

Well I did try keepitsimple, but then some other bastards voted the conservatives back in - they are never going to legislate for this unless the EU makes them. They don't believe in regulating the free market, as they say it works fine Hmm Confused There's a better chance relying on some people not being greedy.

And for what its worth, I've written no end of letters to my MP etc etc etc about this and other letting issues - if anyone else wants to help fix it, please feel free!
