to make an offer on a house without even viewing it??

Perfect house has come on the market this morning. I know the street. Dimensions, floor plan and pictures look great. Perfect house is also going to be perfect for a lot of other people as it's a desirable area and very reasonably priced. EA says they haven't got the keys yet to show me during the day but will ask the vendor for a viewing this evening. Waiting to hear back from EA if this is possible.

AIBU to consider phoning back EA to offer the asking price (it's a OIRO) and see what they say?
It's a very competitive market round here and a similar house, not even as nice and a bit more expensive went within the day.
Really don't want to miss out!

No, but Google Streetview will. We're looking to move and always Streetview even before we book a viewing so we've got an idea about the area first.

I would make an offer if that's what you want to do. Just say you don't want to mess around and want to offer full asking price as you would like the house and are ready to go and the offer stands as long as the house is taken of the market and no more viewings.

What have you got to lose?

House round here you don't get chance for a second viewing as they are sold. Usually its six couple look round at lunch time and tea time house is sold. Or open day and offers come in and vendors accept the offer they want, which can be three to four percent over asking price.

We offered on our first flat before we saw it! It was perfect and beautiful and the EA hadn't been able to offer a viewing as they were too busy selling more expensive stuff.

We were very happy there Smile

I know the area very well as I regularly walk down that road. So no nasty surprises there. It's a very competitive market, and I'm sure the vendor will want to wait and see what offers they get.
I have now decided not to offer without seeing as yes sometimes you just can't depend on EA pictures....although the dimensions do sound amazing and it is done up nicely, just need to view it so see if there are any major structural issues that my untrained eye can see.

Make sure you casually mention your other offer so you aren't coming over as desperate like you are here Grin.

I bought the house two doors away unseen. It had belonged to a builder. The owner was always cleaning it. Thought it would be immaculate and it was....but I did have that prior knowledge .

Also bought a chalet in France unseen..now that one was a shot in the dark !

I received an offer for my DM's house from a cash buyer quite a bit lower than the asking price and he did not view. The estate agents told him he must view, which was clearly the right move, because he upped his offer and few thousand.

I was a bit suspicious but clearly it was a genuine offer and it completed in ten days. The only thing he seemed bothered about was if there were any rats as it was near a beck but did not bother to get a survey done.

A word of caution though, it is sometimes the feel of a house when you view it rather than it looking gorgeous. I viewed our Agents "best house on the books" but it left us cold. It even still had the plastic coverings on the lampshades.

Definitely look first, dh and I fell in love with a house online, but due to location couldn't view for a month, I thought it was our dream house...until we looked round it and I absolutely hated it. Dark, narrow corridors between rooms, uneven flooring etc.
