My friend loves to tell people about when he bought his house and the estate agent told him all about its structural benefits and what he could do with the place. Apparently her face was an absolute picture when he told her he was a builder and knew for a fact that she had just told him a load of bullshit. Anyone else might have believed her. Hmm

I agree estate agents do v v little for their money and those who earn the business make a fortune. Sure there are some honest ones but most of the oens we've dealt with have behaved in very underhand ways. Online agencies are the way to go-you pay a fraction of the cost. Sorry won't help you now but been in a position similar to this and its soooo annoying. I agree tell them no you won't drop 12k. IS your agent related to Mrs M???!!!!!

I second whoever said telling the agents to get you a £12k discount on the new house or no deal. That's basically what MrsM has done to you.

Well I stewed and then rang their biggest rival agent and they're coming on Thursday to take pictures for either dual agency or sole agency. Grin
Then I rang the original agent and asked them to send out their t&c regarding termination of contract. They haven't done it.Angry

Really pissed off with them all. And MrsM can shove it. Even if she came up with full asking price now, my husband isnt keen to proceed on her offer in case she did it again when we're further down the line.

Cant you put your house back on so you dont sell to mrs m for 12k less. You shouldnt pay any agent fee until the house is sold. Check your contact. Hands op some jam tarts and bricks...

Call their bluff you have not signed anything (and not in scotland as once you reatch a stage you have to proceed legally with the sale or face having to cover all the costs of the pulled out sale which i would love to happen in the UK to stop the scum bag investors days before exhcange reducing their offers by up to as much as 10% as they belive they have sellers over the barrow etc

Well there's a missed call from agentF, who are the agents representing MrsM and the lady we are buying off, MrsA. I suspect it'll have been some sort of damage limitation exercise.

The other reason I'm furious is just yesterday agentJ, the other (cheaper) agent but linked to AgentF rang to tell me that MrsM had received THREE separate offers on her house. She's downsizing from her £675k pile, but decided to accept the cash offer, which is the lowest and then see will we take the hit. Angry

I'm starting to go off the house we are buying now...Sad

Just super quick with online agent housenetwork. Up front fee but saved us 6k. Very professional.

They are parasitic carbuncles on the arse of humanity.

Never believe a word they say - they don't give a toss what you sell for, they maximise return by selling quickly and trousering the fee.

We are selling right now (and by the gods, fees here are waaaay higher than the UK) and we've been grumpy gits and written all sorts of shit into their contract, to try to close their little loopholes.

Our system is midway between the Scottish system and the UK one - I think selling in England would have finished me off.

You can bypass the fuckers altogether - it's doable and there are guides online. I'd not sell at that price - they've done nothing for you and they want six bloody grand? They can sod the sod off.

Have another Jaffa cake for me... You can't get them here!

We sold privately. After Agent F told us that only they could sell houses on our estate. We took a little hit on the price, but less than estate agents fees would have been and Agent F is notorious for massively inflating asking prices and then making sellers knock them down so buyers think they're getting a good deal. No doubt to fund their vulgar little minis.

Message on home answerphone from Paula, manager of AgentF, telling me that "it's in everyone"s interests to keep this between ourselves"AngryAngryAngry and that she hears we were "upset" with MrsM's offer but that she's "managed to get a bit more out of her." Oh. Really.

DH is ready to tell them to shove it all and doesn't want any offer at all off MrsM, the chunder gazunderer. Hmm

Mrs M should have sold her property first before making an offer on yours, and she would be procedable.

That's how the EA works that I have experience with. My work place is inside with EA, but I'm not an EA finance

Don't be pushed into losing 12k because of a pushy EA trying to meet targets and get their commission.

I'm in the Home Counties too btw.
