Petty revenge or no?

Around 18 months ago I moved out of a flat and, in line with the tenancy agreement, spent 2 days making sure the place was completely spotless. The landlady came to get the keys and commented on how nice it had been left (after checking the oven, windows, under the bed etc), so imagine my surprise when an email arrives a week later informing me that my deposit had been reduced to reflect the cost of a ‘deep clean’!
Long story short, as I’d been stupid enough to not take photos before I left then I didn’t really have a leg to stand on. They’d charged me £95 in cleaning costs and when I asked for a record of the cost they sent over an invoice that had clearly just been created. I was furious but decided to chalk it up to experience.

Until today.

Last week I came across their emails regarding the deposit and I couldn’t shake the feeling that there was something wrong with the invoice, I knew they’d lied but I couldn’t figure out a way to prove it at the time so I decided to have another look. I should also mention that after I moved out I googled their company and found a number of articles in the local papers about the ‘crooked landlords’ as well as people discussing them in local forums- shame I didn’t do this before.
After much consideration I decided to email them with a false account pretending to ask for a suggestion for local cleaners, they came back to me to say that their cleaner was “an employees wife who does it as a favour and wouldn’t be interested in doing it professionally”.

Now, from this I deduced that the cleaner isn’t on the payroll, and therefore is likely to have been paid cash, which she is unlikely to have declared. This puts the landlords in an awkward position as if they did pay her and it wasn’t declared, but if they deny it then I can go to the DPS with it- not to get my money back but to stop them doing it to future tenants.

It might seem like a lot of effort for £95 but this is not the first time I’ve been screwed by a landlord, and it certainly isn’t their first offense! So do I do it?

yes do it.

I got my own back on landlords who wouldn't refund my deposit. I locked all the internal doors and just kept saying "certainly, I'll unlock them just as soon as the deposit is returned in full".

They tried to screw a single mother on a tenner an hour. Assholes.

ps, and like you, I'd done an amazing job cleaning. It was like an operating theatre.

No. There's no proof either way and you'll just wind yourself up and waste time and energy on it.

I would, my mum is a cleaner a bloody good one too and she cleaned my DB's house before he left. He got charged also as it was several days before they decided to go and check.
Cheeky fuckers - it was still cleaner than when he moved in!

They have your bond and hold it to ransom. I doubt the house was even cleaned again after you'd left - just a quick once over with a duster and a vac!

I'd say do it. So many landlords take the p*ss whenever they can. Don't get into a never ending fight though - and don't be surprised if HMRC do absolutely nothing Confused

Do it. The number of times I've left flats in a state of sterile perfection and the bastards have tried to gouge me for a deep clean....

I always take photos and video, with a copy of the day's paper in it.

There are some great and decent landlords out there. There are also some that need to be locked up.

Report it.

I wish I had that 'evidence' and the balls. It happened to me when i left uni and i was so bitter.

Well yes, the thought that HMRC will probably do bugger all HAS crossed my mind.

Being ripped off has made me SO angry so yes, it is petty but I will do it- I just wish I had something better to report them for! The system is certainly on the side of the landlords.

Was it the landlord or the agent? I am a landlord (of a small flat I once lived in) who agreed with a tenant to return the full deposit. The agent then told me that they needed to do a full clean for the next tenant (going in the next day) and I asked why because I had been there the day before and it didn't need cleaning. They then back tracked and said oh that would be a charge if it did need cleaning.

I suspect in my case if I had not personally seen it was clean the agent would have charged me for a clean and I would have passed this charge on to the leaving tenant.

As mentioned before will the time and effort pursuing it be more effort and stress than the eventual reward of winning?

The agents have agreements with 'professional' cleaners who charge way over the mark to do a 'deep' clean, and give the agents a cut. Very common scam - our agent, Acorn, wanted THREE HUNDRED QUID to clean our small 2 bed flat when we move out. I said no, as it hadn't been cleaned when we moved in and I'd noted that on my comments on the inventory.

Always note everything on the inventory, including whether clean or not.

Does it say in your tenancy agreement whether you need to do a professional clean? Did anyone tell you you had to do it before you moved out? If not then you weren't obliged to.

I'd go to the DPS who very often decide in tenants' favour - HMRC won't do anything, and it's not exactly the cleaner's fault.

Do it. Our ex landlord is a front for her parents who rent alot of other properties to people.
