To hate flippin Open Days? (for buying houses)

They put you under so much pressure, all the people there in a 2 hour time slot. No chance for a second viewing.

I hate them and I may just stop attending them.

Really! No chance for a second viewing? Unless the market around you is so strong that houses sell super fast that seems daft to me and think vendors must be shooting themselves in the foot. I wouldn't buy a house I'd only looked at once, I seldom buy a pair of shoes that I've only looked at one.

In Edinburgh most of the properties on the market do open viewings on Thursday evenings and Sunday afternoons. It works really well as you can get round loads in a 2-hour slot.

Or this is how it used to be - I'v not lived there for 5 years.

I refused them and if so property doesn't sell I will view it after the open day. Last year it was open day or nothing but have noticed market slowing considerably and agents much more open to normal viewings

Well, you could ask for a second viewing, but meanwhile someone 'may' get the property. I'm sure they would give it to you if there were no other good offers. But if you really like the property and know 30 other people have viewed it, you can't risk waiting around. It just makes all the riskiness more risky. There's loads of Open Days in the area we're looking. But they tend to be at random times like 10-12 on a Sat morning (couldn't do that time), or 3-5 on a Sat pm.

We are in a housing market where open days are still fairly normal, but less normal than they were early last year. our trick was to visit on the open day, make an offer and arrange a peaceful second viewing if the offer was accepted and then either revise the offer, withdraw or proceed as needed after the second viewing. In England making an offer is not legally binding.
